From the initial consultation call & property-visit, this Rancho Penasquitos, San Diego whole-home remodel was a collaborative effort between LionCraft Construction & our clients. As a Design & Build firm, we were able to utilize our design expertise and 44+ years of construction experience to help our clients achieve the home of their dreams. This house renovation and addition was designed to take advantage of a home site adjacent to a city park that was heavily under developed. The old house was in bad shape and with little character. Our task was to utilize as much of the basic structure as possible and add to it in order to maximize the property value. Because the property was narrow, we kept the detached garage and renovated it. The new second floor became three bedrooms, two baths, and a laundry, while the main floor was opened up to form a more usable family living area. One bedroom was kept as a flexible office or bedroom for the main floor. The home has become a little jewel along the street.

Our west 8th Condo was all about making the closed condo into an open concept living space that takes advantage of the amazing daylight the unit enjoys. We brought in European touches through the herringbone floor, detailed finishing carpentry, and beautiful hardware on the doors and cabinets. Every square inch in this kitchen was utilized to maximize the storage for the homeowner.

This project features a true, classic sunroom in the earliest tradition of the New England concept. Utilizing large, top quality, energy efficient windows with a solid mahogany wood frame roof, we provided the client with a contemporary look and feel. Taking advantage of the lovely view to the rear of their home, the clients wanted to bring that outdoor feeling indoors. The roof was glazed with insulated glass units which utilized soft coat Low E and Argon gas for solid performance in any weather. The room is also fully conditioned so that it remains functional in any of New England’s diverse seasons.
Another important facet of the project was the need to provide direct access to the new sunroom from the existing kitchen. This would allow the vista to be clearly visible while in the kitchen or in the sunroom. We used a gable-style or “pitched glass” roof so as to introduce additional height in the center of the space. This allowed for the best possible view of the exterior from the kitchen while blending with the existing house architecture. This classic New England sunroom gets it done in all the ways that matter.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.
