This laundry room remodel transformed a basic utility space into a beautiful and highly functional workspace. The original room offered limited storage, making it difficult to keep laundry supplies organized and accessible.
To maximize storage and create a cleaner, more polished look, we installed new cabinetry featuring the Catalina door style in Birch wood with an Eggshell finish. The custom upper cabinets provide ample storage while taking advantage of the room's vertical space, helping keep everyday essentials neatly tucked away.
We also added a stunning Berwyn quartz countertop and new utility sink, giving the room a fresh, bright, and inviting feel.
The result is a laundry room that is not only more functional but also beautifully complements the rest of the home.

From the initial consultation call & property-visit, this Rancho Penasquitos, San Diego whole-home remodel was a collaborative effort between LionCraft Construction & our clients. As a Design & Build firm, we were able to utilize our design expertise and 44+ years of construction experience to help our clients achieve the home of their dreams. Through initial communication about texture, materials and style preferences, we were able to locate specific products and services that resulted in a gorgeous farmhouse design job with a modern twist, taking advantage of the bones of the home and some creative solutions to the clients’ existing problems.

Stone and cedar shake combine with triumphant gables and graceful arches to create a Craftsman exterior with European flair. Influenced by the cottages of old, this hillside walkout boasts a rear wall of glasswork on both floors to capture breath-taking views. A rear porch and screened porch take living outdoors. The open floor plan distinguishes rooms by ceiling treatments and columns instead of enclosing space with walls. For added convenience and future planning, an elevator makes living easier. Custom features include a walk-in pantry, abundant storage space and large utility room with sink. The master bedroom is complete with two walk-in closets, a double vanity, garden tub, separate shower and private privy. Along with the master suite, the secondary bedrooms take advantage of the natural scenery.

Inspiration for a mid-sized modern backyard concrete paver landscaping in Austin for summer.

This project entailed the removal of the wood mantle and trim, removing some of the brick fireplace and hearth and prepping for the wall mounted TV. Bridgewood Advantage cabinetry in the Arlington Door style in Painted White with glaze finish were utilized for the built-ins on either side of the fireplace. A wood mantle was constructed and finished to match the new cabinets. A cabinet front with custom metal grill was installed in front of the old firewood storage area. Stacked stone type ceramic tile was installed on the face of the fireplace. The new flat screen was installed with all the wiring concealed. New slate tile was installed on the hearth. The project was finished just in time for Christmas decoration.

This Beautiful 5,931 sqft home renovation was completely transformed from a small farm bungalow. This house is situated on a ten-acre property with extensive farmland views with bright open spaces. Custom beam work was done on site to add the “rustic” element to many of the rooms, most specifically the bar area. Custom, site-built shelving and lockers were added throughout the house to accommodate the homeowner’s specific needs. Space saving barn doors add style and purpose to the walk-in closets in the ensuite, which includes walk-in shower, private toilet room, and free standing jet tub; things that were previously lacking. A “great room” was created on the main floor, utilizing the previously unusable living area, creating a space on the main floor big enough for the family to gather, and take full advantage of the beautiful scenery of the acreage.

All interior upholstery, curtains, and soft furnishing are finished in Loro Piana fabric, adding to the sumptuous atmosphere of the home. This fine material finish can be seen lovingly dotted throughout the client’s home. The living room’s charming character is bolstered by playful piping details on the sofas and throw cushions. Its south-facing orientation lends the space bountiful amounts of light throughout the day. The interior space has taken advantage of this by utilising a light colour scheme with gentle dashes of colour dotted throughout. Each destination in the open living area has its own distinct colour code.

The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space.
When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy.
Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space.
The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously.
Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room).
The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together.
To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

We took advantage of this extra large laundry room and put in a bath and bed for the dog. So much better than going to the groomer or trying to get them out of the tub!!

This 28 unit project consists of four seven unit multi-family homes just two blocks away from Sloan’s Lake. The design takes advantage of city and mountain views while gathering around a private urban park and garden. The genesis of the project creates a community within the neighborhood. This project is designed for LEED Gold certification, is solar ready, and utilizes a district geothermal (ground source) heat-pump system for mechanical heating and cooling .

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.

The client commissioned ARCA Unlimited to design their family home in Southdowns Estate. The design had to take advantage of the beautiful surrounds, whilst providing privacy from public spaces. Solid southern- and western street boundaries with perforated aluminium screens provide privacy while allowing filtered natural light into the house. A visual axis extends through the front door and entrance gallery and penetrates this privacy barrier. It links to a formal landscaped courtyard and the views beyond. A deck and seamless floor-to-ceiling sliding glass doors create the threshold between inside and out. The concept of seamless transition is carried through to detailing: the simplest possible transition between different building materials is utilised. Living and bedroom spaces are orientated inward around the internal courtyard. Rhythmic progressing of proportions with honest expression of structure and materials help to orientate the user and make the architecture more intelligible. Photographs by Malan Kotze Photography
