The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961.
The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects.
Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable. The mid-century modern home is now a 21st century modern home, and it made the transition beautifully!

This house renovation and addition was designed to take advantage of a home site adjacent to a city park that was heavily under developed. The old house was in bad shape and with little character. Our task was to utilize as much of the basic structure as possible and add to it in order to maximize the property value. Because the property was narrow, we kept the detached garage and renovated it. The new second floor became three bedrooms, two baths, and a laundry, while the main floor was opened up to form a more usable family living area. One bedroom was kept as a flexible office or bedroom for the main floor. The home has become a little jewel along the street.

This project features a true, classic sunroom in the earliest tradition of the New England concept. Utilizing large, top quality, energy efficient windows with a solid mahogany wood frame roof, we provided the client with a contemporary look and feel. Taking advantage of the lovely view to the rear of their home, the clients wanted to bring that outdoor feeling indoors. The roof was glazed with insulated glass units which utilized soft coat Low E and Argon gas for solid performance in any weather. The room is also fully conditioned so that it remains functional in any of New England’s diverse seasons.
Another important facet of the project was the need to provide direct access to the new sunroom from the existing kitchen. This would allow the vista to be clearly visible while in the kitchen or in the sunroom. We used a gable-style or “pitched glass” roof so as to introduce additional height in the center of the space. This allowed for the best possible view of the exterior from the kitchen while blending with the existing house architecture. This classic New England sunroom gets it done in all the ways that matter.

Since our custom fronts can be built to any size, a simple field modification to a 12" base cabinet was all that was required in order to build this custom spice pull-out, and take advantage of the extra space in the corner.

With much of the rear property abutting valley lands, we could utilize the vast sloped, open space between the home and street to our advantage to create a backyard oasis in the front of the house.
With large sliding glass doors, we view this as an opportunity to create a semi-private garden with undulating terrain, specimen plants, a cantilevered deck over a Koi Pond, with enough privacy to sit out with a morning coffee.
An irregular large stone slab walkway with ground cover adjacent to a smooth finished concrete driveway, Japanese Tea Lanterns and detailed lighting throughout creates a warm seasonal surprise for all.
