It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. This custom garage cabinetry system includes a high gloss red, black, and wire bronze finishes to achieve a modern high end car connoisseur look. The countertops were finished with a Mayan dyed copper metal laminate and all drawer boxes were lined with a black and red speckled vulcanized high impact rubber matting. Some added features include: integrated seating bench, personal beverage center, concealed hot/cold water retractable hose reel, and a wet/dry shop vacuum system. The TV was also equipped with its own high gloss surround cabinet with tiered picture frame to further accent the garage colors. The TV cabinet has LED back lighting to make the TV appear as though it is floating in space. Red and Black moulding were added to the upper soffit area to conceal a multi-color LED lighting for added ambiance. To finish things off two car lifts were installed for more "good boy" toys. The owners requested that their home harmonize with the spirit of the surrounding Colorado mountain setting and enhance their outdoor recreational lifestyle - while reflecting their contemporary architectural tastes. The site was burdened with a myriad of strict design criteria enforced by the neighborhood covenants and architectural review board. Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. At the heart of the renovation is a completely reconfigured kitchen and gathering space designed around functionality, hospitality, and visual connection. Architectural barriers were removed to improve sightlines and circulation, allowing the kitchen, dining, and family spaces to function as a single integrated living environment. A dramatic five-foot workstation sink anchors the kitchen, while custom cabinetry and furniture-inspired details elevate the space beyond conventional residential design. The very high ceilings of this living room create a focal point as you enter the long foyer. The fabric on the curtains, a semi transparent linen, permits the natural light to seep through the entire space. A Floridian environment was created by using soft aqua blues throughout. The furniture is Christopher Guy modern sofas and the glass tables adding an airy feel. The silver and crystal leaf motif chandeliers finish the composition. The original kitchen, although generous in size, was out of touch with our clients personal style. When a plumbing mishap caused significant damage to the space, the homeowners seized the opportunity to create the culinary workspace of their dreams. At the top of their wish list was a well designed kitchen, both aesthetically and functionally. State of the art appliances were selected based on the client's functional requirements and the optimal layout was tailored to family dinners and occasional entertaining. At the heart of the existing kitchen was a large and highly utilized island, keeping this was a high priority. An unused audio cabinet with outdated components was removed to create a much needed dry bar. The large refrigerator, and beverage fridge drawers were concealed behind custom made cabinetry panels and were positioned adjacent to the family seating area for easy access. Attributes such as spice storage, silver dividers and a tall pantry storage ensured everything had its place. Sherwin Williams, indigo batik (as seen on the island) was carried through the home allowing a visual connection throughout the home while the bright white perimeter cabinets created lightness and dramatic contrast. Brass hardware and decorative lighting gave the space a hint of understated glamour while pulling the warm tones found in the lattice of veining in the cambria quartz countertop. It is hard not to notice, however, the dramatic impact of the large ceramic, three dimensional, hexagon tiles that highlight the range wall. Companion subway tiles created continuity throughout the expansive kitchen, adorning the backsplash through the rest of the space.

The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. THE REVEAL From what was once a dilapidated town-home with nothing but potential, to a glamorous and luxurious modern interior space – the prohibition house was complete. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. This beautiful 1881 Alameda Victorian cottage, wonderfully embodying the Transitional Gothic-Eastlake era, had most of its original features intact. Our clients, one of whom is a painter, wanted to preserve the beauty of the historic home while modernizing its flow and function. From several small rooms, we created a bright, open artist’s studio. We dug out the basement for a large workshop, extending a new run of stair in keeping with the existing original staircase. While keeping the bones of the house intact, we combined small spaces into large rooms, closed off doorways that were in awkward places, removed unused chimneys, changed the circulation through the house for ease and good sightlines, and made new high doorways that work gracefully with the eleven foot high ceilings. We removed inconsistent picture railings to give wall space for the clients’ art collection and to enhance the height of the rooms. From a poorly laid out kitchen and adjunct utility rooms, we made a large kitchen and family room with nine-foot-high glass doors to a new large deck. A tall wood screen at one end of the deck, fire pit, and seating give the sense of an outdoor room, overlooking the owners’ intensively planted garden. A previous mismatched addition at the side of the house was removed and a cozy outdoor living space made where morning light is received. The original house was segmented into small spaces; the new open design lends itself to the clients’ lifestyle of entertaining groups of people, working from home, and enjoying indoor-outdoor living.
