The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. The existing 90 square foot galley kitchen was small and narrow, with limited storage and counterspace. By utilizing the hallway and master closet opposite, we expanded the kitchen across the hall, creating a 5’-6”x 2’-0”x 7’-0” niche for the Subzero refrigerator and under counter wine storage unit. The existing kitchen doorway was widened to unify the two spaces. Separating the tall elements from the original galley, the new design was able to provide uninterrupted counterspace and extra storage. Because of its proximity to the living area, the niche is also able to serve a dual role as an easily accessible bar with glass storage above when the client is entertaining. Modern, high-gloss cabinetry was extended to the ceiling, replacing the existing traditional millwork and capitalizing on previously unused space. An existing breakfast nook with a view of the East River, which had been one of the client’s favorite features, was awkwardly placed and provided for tight and uncomfortable seating. We rebuilt the banquettes, pushing them back for easier access and incorporating hidden storage compartments into the seats.

At the heart of the renovation is a completely reconfigured kitchen and gathering space designed around functionality, hospitality, and visual connection. Architectural barriers were removed to improve sightlines and circulation, allowing the kitchen, dining, and family spaces to function as a single integrated living environment. A dramatic five-foot workstation sink anchors the kitchen, while custom cabinetry and furniture-inspired details elevate the space beyond conventional residential design. Adjacent to the kitchen, the former pantry, laundry, and service corridor were reimagined as a hybrid scullery and utility suite, creating a highly functional support space that discreetly accommodates food preparation, storage, organization, and household operations without compromising the elegance of the primary living areas. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The owners requested that their home harmonize with the spirit of the surrounding Colorado mountain setting and enhance their outdoor recreational lifestyle - while reflecting their contemporary architectural tastes. The site was burdened with a myriad of strict design criteria enforced by the neighborhood covenants and architectural review board. Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. Utilizing extra space in their mudroom, the Mohrmans created a workspace for general daily operations and for Kiel's at-home furniture business MidWest Woods Furniture Co. "We had had our previous office in one of the upstairs bedrooms, but realized after some time that this made the office feel somewhat unaccessible", says Chelsea. With the perfect area already carved out in the mudroom, the couple got to work. Kiel created a simple counter solution by spanning the length of the wall with reclaimed barn wood that he received from a friend. He scooped up the black molded chair when his former school was getting rid of them. At the time it was only the seat, however the couple sourced the Eames DSW base from Design Within Reach. The clients shared with us an inspiration picture of a white marble bathroom with clean lines and elegant feel. Their current master bathroom was far from elegant. With a somewhat limited budget, the goal was to create a walk-in shower, additional storage and elegant feel without having to change much of the footprint. To have the look of a marble bath without the high price tag we used on the floor and walls a durable porcelain tile with a realistic Carrara marble look makes this upscale bathroom a breeze to maintain. It also compliments the real Carrara marble countertop perfectly. A vanity with dual sinks was installed. On each side of the vanity is ample cabinet and drawer storage. This bathroom utilized all the storage space possible, while still having an open feel and flow. This master bath now has clean lines, delicate fixtures and the look of high end materials without the high end price-tag. The result is an elegant bathroom that they enjoy spending time and relaxing in.

It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. When we imagine the homes of our favorite actors, we often think of picturesque kitchens, artwork hanging on the walls, luxurious furniture, and pristine conditions 24/7. But for celebrities with children, sometimes that last one isn’t always accurate! Kids will be kids – which means there may be messy bedrooms, toys strewn across their play area, and maybe even some crayon marks or finger-paints on walls or floors. Lucy Liu recently partnered with One Kings Lane and Paintzen to redesign her son Rockwell’s playroom in their Manhattan apartment for that reason. Previously, Lucy had decided not to focus too much on the layout or color of the space – it was simply a room to hold all of Rockwell’s toys. There wasn’t much of a design element to it and very little storage. Lucy was ready to change that – and transform the room into something more sophisticated and tranquil for both Rockwell and for guests (especially those with kids!). And to really bring that transformation to life, one of the things that needed to change was the lack of color and texture on the walls. When selecting the color palette, Lucy and One Kings Lane designer Nicole Fisher decided on a more neutral, contemporary style. They chose to avoid the primary colors, which are too often utilized in children’s rooms and playrooms. Instead, they chose to have Paintzen paint the walls in a cozy gray with warm beige undertones. (Try PPG ‘Slate Pebble’ for a similar look!) It created a perfect backdrop for the decor selected for the room, which included a tepee for Rockwell, some Tribal-inspired artwork, Moroccan woven baskets, and some framed artwork. To add texture to the space, Paintzen also installed wallpaper on two of the walls. The wallpaper pattern involved muted blues and grays to add subtle color and a slight contrast to the rest of the walls.
