This West Vancouver new build has all the bells and whistles any modern home could dream to have. Builder Quinton Construction did a phenomenal job creating a top-quality home. Troico was happy to complete all the cabinetry on this project. The large eat-in kitchen and spice kitchen boasts shaker cabinets from our Midtown Series collection in Troico White. The custom hood fan is a work of art and frames the kitchen well. We especially love the glass on the top row of all the ceiling-high cabinets. The bathroom vanities and mirrors were also a pleasure to build and showcase the level of detail in the home. All bathroom millwork is painted white, keeping with the tone of the home. The home’s traditional undertone shows through in the built-in benches, media room and family room cabinetry which is stained a custom espresso. This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. his modern new build located in the heart of Burnaby received an entire millwork and countertop package of the utmost quality. The kitchen features book matched walnut, paired with white upper cabinets to add a touch of light in the kitchen. Miele appliances surround the cabinetry. The home’s front entrance has matching built in walnut book matched cabinetry that ties the kitchen in with the front entrance. Walnut built-in cabinetry in the basement showcase nicely as open sightlines in the basement and main floor allow for the matching cabinetry to been seen through the open staircase. Fun red and white high gloss acrylics pop in the modern, yet functional laundry room. This home is truly a work of art!

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. The clients whose property is featured in this portfolio project were looking to introduce a new relaxation space to their home, but they needed to capture the beautiful lakeside views to the rear of the existing architecture. In addition, it was crucial to keep the design as traditional as possible so as to create a perfect blend with the classic, stately brick architecture of the existing home. Sunspace created a design centered around a gable style roof. By utilizing standard wall framing and Andersen windows under the fully insulated high performance glass roof, we achieved great levels of natural light and solar control while affording the room a magnificent view of the exterior. The addition of hardwood flooring and a fireplace further enhance the experience. The result is beautiful and comfortable room with lots of nice natural light and a great lakeside view—exactly what the clients were after.

Knowing the areas and resources of Lake Burton is our specialty Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. The existing quirky floor plan of this 17 year old kitchen created 4 work areas and left no room for a proper laundry and utility room. We actually made this kitchen smaller to make it function better. We took the cramped u-shaped area that housed the stove and refrigerator and walled it off to create a new more generous laundry room with room for ironing & sewing. The now rectangular shaped kitchen was reoriented by installing new windows with higher sills we were able to line the exterior wall with cabinets and counter, giving the sink a nice view to the side yard. To create the Victorian look the owners desired in their 1920’s home, we used wall cabinets with inset doors and beaded panels, for economy the base cabinets are full overlay doors & drawers all in the same finish, Nordic White. The owner selected a gorgeous serene white river granite for the counters and we selected a taupe glass subway tile to pull the palette together. Another special feature of this kitchen is the custom pocket dog door. The owner’s had a salvaged door that we incorporated in a pocket in the peninsula to corale the dogs when the owner aren’t home.
