This garden in Irvine needed a refresh. There were lots of tired plants that needed to go and lots of potential to add some pizzazz without breaking the bank. There also needed to be some way to get in the back from the side, which was done with a flagstone path to match the existing flagstone. DOWNLOAD NOW   This Glen Ellyn homeowner came to us, frustrated with the layout and size of their current kitchen, looking for help generating ideas for how to maximize functionality within the constraints of the space. After visiting with them and seeing the home’s layout, I realized that looking at the bigger picture of how they used the entire first floor might bring us some dramatic solutions. We ended up flipping the kitchen and family room and taking down the wall separating the two creating one big open floor plan for the family to enjoy. There is still a visual separation between the rooms because of their different lengths and the overall space now relates nicely to the dining room which was also opened up to both rooms. The new kitchen is an L-shaped space that is no longer cramped and small and is truly a cook’s dream. The fridge is on one end, a large cooktop and sink are located along the main perimeter and double ovens located at the end of the “L” complete the layout. Ample work surface along the perimeter and on the large island makes entertaining a breeze. An existing door to the patio remains, floods the room with light and provides easy access to the existing outdoor deck for entertaining and grilling. White cabinetry with quartz countertops, Carrera marble backsplash tile and a contrasting gray island give the space a clean and modern feel. The gray pendant lights and stainless appliances bring a slight industrial feel to the space letting you know that some serious cooking will take place here. Once we had their Dream Kitchen design completed, the homeowners decided to tackle another project at the same time. We made plans to create a master suite upstairs by combining two existing bedrooms into a larger bedroom, bathroom and walk-in closet. The existing spaces were not overly large so getting everything on the wish list into the design was a challenge. In the end, we came up with a design that works. The two bedrooms were adjoined, one wall moved back slightly to make for a slightly larger bedroom, and the remaining space was allotted to the new bathroom and a walk in closet. The bathroom consists of a double vanity and a large shower with a barn door shower door. A skylight brings light into the space and helps make it feel larger and more open. The new walk-in closet is accessible through the bathroom, and we even managed to fit in a small entry vestibule that houses some additional storage and makes a nice transition from the hallway. A white vanity, Carrera tops and gray floor tile make for a serene space that feels just right for this home. Now that's better.... The plan utilized the existing tall ceiling while creating an updated aesthetic. The modern gas fireplace adds warmth figuratively and literally to this show-stopping design. We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

We took this unfinished space and made a usable and beautiful space. We placed the bar in the corner to allow access from both sides of the basement, and is also perfect for viewing the TV. We designed the stone wall to look as if it were existing and gives an overall warmth and character to the basement. To help bring in the outdoor space, which looks over a secluded wooded area, we added the tree wall decals. All this makes for a comfortable and functionally designed space.

This client wanted to create a media room experience in the family room. The flat panel TV mounted behind the screen was not giving him the desired experience. We use the existing structure to recess the screen into the ceiling above, while also building the projector into its own enclosure at the rear of the room. The effect: an easily hidden home theater in the center of the home!

The Goldenwood Guest House is the first phase of a larger estate multi-phase project with the clients are moving into the renovated guest house as we start construction on the main house renovation and addition soon. This is a whole-house renovation to an existing 750sf guest cottage settled near the existing main residence. The property is located West of Austin in Driftwood, TX and the cottage strives to capture a sense of refined roughness. The layout maximizes efficiency in the small space with built-in cabinet storage and shelving in the living room and kitchen. Each space is softly day lit and the open floor plan of the Living, Dining, and Kitchen allows the spaces to feel expansive without sacrificing privacy to the bedroom and restroom. The home theater was specifically designed with sound proof insulation, drywall mechanical door mechanism, along with state of art video and sound equipment. Raised seating platform, unique lighting complete this theater experience. In the adjacent room, the game room desire was like a pub with pool table and other games.

This is a Corinth double pool project designed by Mike Farley . The client wanted a rustic tailored finish to blend with the existing flagstone porch and accent the great lake view. This project has a double pool vanishing edge with the top pool providing shallow area for basketball, volleyball and hanging out. The spa overlooks both pools and Lake Lewisville while being close to the master door. Fire bowls frame the spectacular evening view. The lower pool provides diving and the hidden slide exit (not seen from the upper porch). The diving well acts as a key way for the hillside. Flagstone decks and cut stone veneer provide the rustic tailored finish. Landscape softens the setting and the grasses will hide the fence in no time. Photo & video by Laura Farley. Crisp 4k video was set up to stream to their several TVs, offering a seamless experience across the house. To fit with this customer’s existing furniture and layout, speaker bars were used for the audio. Sony 4K TV with James Loudspeaker custom sound bar.
