This new addition created an on-grade entry for physically challenged members of the family to use the new elevator located in the middle of the addition. The projecting part of the addition which covers the basement entrance is a greenhouse on the first floor. The left side is the new breakfast room with views of the entire, sun-filled back yard. The right side is a new stair to the first floor. Previously, the only access to the first floor was from an slippery exterior stair or a narrow interior basement stair. The entire basement was renovated into a game room with bar and also an entertainment center with wide screen TV. The four columns give a sense of character to the frequently used back door. The new foundation wall mortar was tooled to match the existing foundation wall. The new windows and transom lites break the character of the original colonial house allowing for maximum views and light in these informal, frequently used spaces.

Designed By: Sarah Buehlman Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach. So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.” But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design. “The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah. Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views. Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah. This plush second home, complete with a private boat dock right out back, counts as one of Sarah’s proudest accomplishments. “These long-time clients are great. They love Cantoni and appreciate high quality Italian furnishings in particular. The home is so gorgeous that once you are inside and open the Nano doors, you simply don’t want to leave.” The job took almost two years to complete, but everyone seems quite happy with the results, proving that large or small—and in cases necessitating a quick turnaround or execution of a long-term vision—Cantoni has the resources to come through for all clients.

We designed the unique roofline of this custom home in accordance with the city’s strict height restrictions, carefully upheld to preserve beautiful views of the city, water, and Stanley Park. The result is a standing-seam metal roof that doubles as a tool—maximizing the region’s abundant rainfall by gathering rain water and funneling it into a Zen garden below. The entire main level enjoys an open-concept plan and varying ceiling heights, creating a sense of variation throughout the house. The master suite, offering incredible views, is located opposite the secondary bedrooms, while three covered balconies provide multiple places to enjoy the outdoors, even in the rain.

Acton, MA 2008 sq ft varies Visioning, programming, concept design, schematic design, construction documentation and construction administration The HingeHouse project was the result of a unique partnership between an independent architect and a pre-fabricated home manufacturer – a partnership among the first of its kind in the country. Today, many pre-fab companies have adopted this collaborative approach recognizing that homeowners are looking for unique, custom homes while taking advantage of reliable and predictable construction methods and costs. In 2008, the partnership was created to rethink pre-engineered post-and-beam and panelized systems to connect clients to a more modern and integrated set of design values. By integrating systems, factory design approach, manufacturing methodologies and construction sequences with design criteria grounded in sustainable planning and rigorous implementation, HingeHouse was developed. HingeHouse is a fully-customizable pre-fab home which can be configured to meet the needs of any site, and any family. It is flexible and expandable using Deck House engineered building components. Starting with basic floor plans that are optimized spatially to Deck’s standard components, the living spaces are rotated around a "hinge” point. This design solution addresses the limitations and challenges of a particular site, while highlighting the best aspects of it. HingeHouse considers passive solar orientation depending on where the home is placed on the site and how it is “hinged”. It provides for maximum cross-ventilation from prevailing winds, preserves existing site formations and trees, and works on sloping grades. It addresses specific desired views while mitigating unwanted adjacencies, and provides great flexibility for entry sequences. HingeHouse uses Deck’s standard sloped roof post-and-beam component system to create a lyrical, light-filled home. The western red cedar exterior is sculptural and dynamic. Interior spaces are lofty, with great view potential using Deck’s own custom-made mahogany windows. The “hinge” of the home, where the two building forms come together, has the added benefit of creating a desirable outdoor living room, complete with an outdoor fireplace. The "hinge” provides both a tool for maximizing customization and spatial orientation and a center of activity at the heart of the home. A certified chimney inspection in Illinois is one of the key ‘to-do’s’ for the holidays. The last thing you need are a bunch of complaints because it’s too cold. There’s a cold draft coming from the fireplace. Or the fire is nice and warm, but the kids playing are starting to cough because there’s a backup of smoke coming into the home. Now you have to open the windows and everyone is cold again. There are enough stresses the host must deal with, do we need to add another one? What is a Certified Chimney Inspection? According to the CSIA, a certified chimney inspection is an evaluation of the chimney or venting system to assess its condition and determine if it’s fit for use. Superior Chimney is certified by the CSIA to perform chimney inspections and chimney sweeps as well. What this means for you is that our technicians are trained to adhere to the NFPA 211 standard which states that the chimney and venting systems are to be inspected each year regardless if it’s a woodburning gas or unused fireplace and chimney. Chimney Inspection Levels A Level 1 inspection is the minimum required. How do you know this one is for you? A certified chimney inspection is when you have your chimney swept and inspected each year. Nothing has changed, you use it (or don’t use it) any differently than in the past. A Level 2 inspection is when a change has been made to your system. This can include a change in the type of fuel being used such as changing over from gas to woodburning or from not using the fireplace to using it even if it is only once per year. Another change can also be the change to the shape of the flue or you had a new flue lining installed which is different that what you had prior. A Level 2 is also necessary if you sold your home or if there’s been a tornado, bad storms or those (once in a few years) earthquakes. Level 3 inspection is for more serious hazards and issues. The normal technician tools won’t do and they need special tools in order to inspect closed out portions that can’t be viewed easily. Reason for a Yearly Inspection… One of the main reason your chimney and fireplace needs an inspection…regardless if you use the fireplace or not…is the winter freeze thaw cycles. This is when the air temperature drops to 32 degrees or below to freeze the rain and/or snow and then goes right back up in temperature for the rain and/or snow to thaw. As we have all experienced, winter and early spring are the perfect times of year to experience the freeze thaw cycle. Finally… Now that you know the stress your chimney and fireplace goes through each year, be sure to get it swept and inspected by a certified chimney technician from Superior Chimney.
