This Victorian tiled hallway floor at a property in Twickenham was in great physical condition considering its age but just hadn’t been cleaned or sealed in quite a few years. Over the years the protective sealer has worn away and dirt tracked in from outside had sunk deep into the pores of the tile. The floor looked dull, and my customer was finding it hard to clean and maintain effectively. To remove the ground in dirt from within the pores of the tile I needed to apply a strong cleaning product that would breakdown the dirt and deal with any remaining sealer left on the floor. Usually, I find the sealer down the center of the hallway is worn away with use, but you still find traces towards the wall. To do the renovation effectively I would need to remove all the sealer during cleaning otherwise you risk an uneven appearance. The best sealer stripper and cleaner for the job is a product called Tile Doctor Remove and Go so I mopped a strong dilution onto the floor and then left it to soak in for around fifteen minutes. To get the best from this product it’s advised to give it a long dwell time thereby allowing it to break down old sealer and dissolve the dirt and contaminants. The floor was then scrubbed with a rotary floor machine to work the product into the pores of the tile and release the trapped dirt. After the first pass the floor was rinsed with a little water and the soil extracted using a machine. After inspecting the floor some areas were re-treated using the same process to ensure all the sealer and dirt had been removed. After a final inspection I left the tiles to dry off overnight. The following day I returned and started by taking moisture readings from different parts of the floor. Its not a good idea to apply a sealer to a damp tile and damp areas should be dried out with a heat gun first. My client was keen to have a classic shiny appearance, so I chose Tile Doctor Seal and Go to add protection to the tiles. The sealer will prevent dirt becoming ingrained in the tile and protect the floor from staining caused by spillages whilst making it very easy for our customer to maintain in the future. As you can see from the pictures, it also gives a nice sheen finish to add lustre to the floor as requested by my customer. Before leaving we had a quick chat about maintaining the floor and a warning about the use of strong floor cleaning products which can be over strong and prematurely strip the sealer away over time. For this floor I recommend Tile Doctor Neutral cleaner which is an effective cleaner but as its name suggests is pH neutral and mild enough not to harm the sealer. Many young homeowners either have been told or believe that since I have a gas fireplace, there’s no need to sweep it. That is a false. Plain and simple. There are many ways you can hurt yourself, family and home by not following the recommendation of the National Fire Protection Association and the Chimney Safety Institute of America. What do they say? Whether you use or never use a wood burning or gas fireplace, it must be swept once per year. Why? Let’s discover the risk factors together. Risk #1 Blockages and Poor Ventilation It may seem like there’s nothing going on in the fireplace, but there’s a lot of activity that you won’t see. The volatility of wind in Chicago is undeniable. This causes leaves and debris to fly around landing in the chimney. Next, with Fall upon us, raccoons squirrels birds bats and other critters are finding a warmer place to camp for the Winter, and your chimney looks pretty good. Blocked by the wind and cold, the fireplace is a good place to sleep for the season. Not only are these blockages dangerous, but carbon monoxide (CO) can back up into your home instead to going up the chimney and outside of your home. Risk #2 Carbon Monoxide Did you know that gas fireplaces produce carbon monoxide? Without a clean and clear vent, carbon monoxide continues to build up inside of your home. What are the side effects? This can lead to dizziness, headaches and feeling sick to the stomach. This can be a serious problem if not caught in time. Risk #3 Damages! If the fireplace and chimney goes for extended periods of time without servicing, moisture can build up inside of the chimney causing damage and a big repair job. But let’s not forget that without good ventilation, the airflow again gets restricted. Now you’ll be stuck with your gas fireplace shutting down or even overheating. Risk #4 Potential for Fire Most times when you purchase a home, someone else lived in it. We don’t ask their habits, we just hope everything works. Before you start that fireplace, do you know if it was used? Do you know if it was a wood burning or gas fireplace? Was it always used in that way? If you don’t know the answers to these questions, it’s time for a fireplace sweep & inspection. These photos are of a four-year-old Limestone kitchen floor at a property in Boughton that the customer was finding hard to keep clean and maintain a shine. Part of the problem was he owned two dogs and we often warn about the problems of dog urine on sealed tile and stone due to it being high in nitrogen. On my initial visit I was able to ascertain that the sealer had almost completely worn off, leaving the stone vulnerable to dirt becoming ingrained into the pores of the stone. I come across this problem a lot, in my experience when stone floors are installed by tilers, they generally apply a single coat of sealant which wears off over time, and as discussed earlier can be prematurely degraded by strong chemicals. My quote to renovate the Limestone floor was accepted and included a deep clean to the stone and grout, stone polish and then re-seal. I arrived on site on the arranged date and began by scrubbing all the grout lines with Tile Doctor grout brushes and a 3:1 dilution of Tile Doctor Pro-Clean. I then moved on to a small handheld polishing machine to clean around the tile edges using 800 and 1500 grit diamond encrusted burnishing pad to achieve a deep clean. The process was then repeated throughout the rest of the area using larger 17” burnishing pads fitted to a floor polishing machine. The burnishing pads I used come in a set of four starting with 400-grit and moving up to 800, 1500 and 3000 grit, after each pad is applied the floor is rinsed with water and the soil extracted with a wet vacuum. It took me much of the day to complete this stage of the renovation and the floor was still damp so once done I left for the day, allowing the floor to dry off overnight. I returned the following day to complete the final polish using the 3000-grit burnishing pad, this gave a high polished finish which the customer had requested. This last pad is applied dry with only a little water splashed onto the tile, a process we call a spray burnish. The floor was then sealed with three applications of Tile Doctor Ultra Seal Sealant to protect the newly restored and polished tiles. Ultra-Seal is a penetrating sealer that soaks into those recently cleaned pores in the stone, occupying the space and preventing any dirt from becoming ingrained there. It’s also a natural look sealer so it doesn’t change the colour of the stone in anyway and is almost indetectable once applied. “Hard work from Philip has left us with a kitchen floor brought back to life – cleaned and sealed in little over 24 hours – brilliant job – Thanks” Before leaving I gave the customer some tips on maintenance and a complimentary bottle of Tile Doctor Stone Soap to enable him to keep the floor looking its best, this product works well with the sealant we applied and is PH neutral so won’t degrade the new sealer. This client from Cobham contacted me in despair, she was quite concerned about her Travertine tiled floor which was cracking. She had the Kitchen and Dining room tiled with Travertine six years ago and recently several cracks had begun to appear in a long line crossing five tiles. Several holes had also begun to appear and across the threshold to the kitchen from the dining area a serious lip had formed where a tile had risen above its neighbour causing a trip hazard. After removing a tile from an unobtrusive area, I began to see where the issues lay. The tiler had dabbed the adhesive. This mean that instead of spreading the adhesive equally across the tile and floor they had splurged four lumps in each corner then set the tile down. This is poor working practice that will sooner or later become apparent. It means the areas were no adhesive was applied are eventually compromised resulting in cracking. This could take years or weeks to surface. After some discussion we decided that I would remove and replace six tiles in total. The client was happy for me to go ahead and agreed a cost for the works to be done. Returning the following week, firstly I had to remove the grout. This was done with a handheld Fein tool fitted with an oscillating blade. I thought this would be good experience from my son during the holidays, so I took him along and whilst I was working on the grout, he was able to gather the dust in a vacuum cleaner. Next, I started to remove the cracked tiles with a chisel, starting from the cracks where the tiles would be weakest. This was noisy and messy work which required ear defenders and safety goggles. The process took several hours with the help of my son on general assistance duties. Once the tiles were removed this just left the remaining adhesive attached to the floor to get removed. This was the hardest part of the job, a lot of hammer and chisel work with as much dust gathered as possible to try and contain the mess. I had warned the customer that a considerable amount of mess would be produced and request that she should remove as much items as possible and to tape up her cupboards. Finally, I filled several holes in the sub floor so I would have a flat surface to lay the new tiles on. I left it there for the night to solidify. Returning the next day, I began laying the replacement tiles down. Colour matching replacement tiles is a difficult task as Travertine is a natural product and colours vary greatly so these were a pretty good match. Once the adhesive had set, I grouted in the newly laid tiles and once that was dry set about applying a sealer. For this I used two coats of Tile Doctor Ultra Seal which is an impregnating sealer that doesn’t alter the colour of the stone. This would ensure they were nicely protected and hopefully the client will not experience any further issues. She was very happy with the result and was pleased the floor no long looked unsightly or posed a tripping hazard. Rupert Mcleod West Surrey Tile Doctor
