The roof over the existing home was left in place and the new addition was added without having to break into the existing home until the stairway was added at the end of the project. This is a view from the street side of the addition over the older home.

This contemporary home was designed as a third house on an existing lot with an older duplex on the front portion. This new home has views over the Ballard locks and a large rooftop deck including raised garden beds to maximize outdoor space.

We ripped out the lawn and replaced with low water perennials and grasses, along with a couple of citrus tress and a pineapple guava! The hardscape is simple broken concrete and decomposed granite. The whole area is on a drip irrigation system with a rain sensor.
This is the planted area after 3 months - and in our "winter!"
