This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

A half bath near the front entry is expanded by roofing over an existing open air light well. The modern vanity with integral sink fits perfectly into this newly gained space. Directly above is a deep chute, created by refinishing the walls of the light well, and crowned with a skylight 2 story high on the roof. Inspiration for a timeless white tile and marble tile bathroom remodel in Columbus with gray walls

This freestanding covered patio with an outdoor kitchen and fireplace is the perfect retreat! Just a few steps away from the home, this covered patio is about 500 square feet. The homeowner had an existing structure they wanted replaced. This new one has a custom built wood burning fireplace with an outdoor kitchen and is a great area for entertaining. The flooring is a travertine tile in a Versailles pattern over a concrete patio. The outdoor kitchen has an L-shaped counter with plenty of space for prepping and serving meals as well as space for dining. The fascia is stone and the countertops are granite. The wood-burning fireplace is constructed of the same stone and has a ledgestone hearth and cedar mantle. What a perfect place to cozy up and enjoy a cool evening outside. The structure has cedar columns and beams. The vaulted ceiling is stained tongue and groove and really gives the space a very open feel. The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Architectural beams placed across the vaulted ceiling bring a sense of scale to the room and invite natural light in through the skylight.

Farmhouse white two-story exterior home idea in Charleston with a mixed material roof

It was a mutual love of Italy, specifically the Tuscan countryside, that inspired renowned architect Mark Scheurer and his wife, Jane, to build their dream home in a simplistic, but elegant style reminiscent of a centuries old Italian farmhouse. Scheurer’s aim was to bring light, air, and an indoor/outdoor feeling into the home while preserving privacy throughout this rustic Southern California home, all of which was achieved a lot in part due to the implementation of Eldorado Stone. The use of stone was a predominant element throughout the design. Scheurer used 2,800 square feet of a custom blend of Eldorado’s Veneto Fieldledge and Hillstone profiles, both of which were applied with an overgrout technique, creating a sense of ageless authenticity and textural beauty. Another 500 square feet was used in the interior to create a dramatic focal point of exposed stone in the living room and boast large, arching windows that open up the living room and filter in light. Upstairs, the master bedroom continues the home’s rustic Italian design with exposed stone walls that reach to the beamed ceiling above. Although Scheurer is in a neighborhood that request for real products to be used in home construction, he had no problem obtaining approval to use Eldorado Stone, which speaks volumes about Eldorado’s beauty and believability. No one doubted the authenticity of the product. In fact, Scheurer believes that Eldorado is even better than natural stone in that the color palette is easily controlled as well as consistent. Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. This modern farmhouse kitchen features a beautiful combination of Navy Blue painted and gray stained Hickory cabinets that’s sure to be an eye-catcher. The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs. The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up. Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine. On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more. The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more! This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage.
