This project encompasses the renovation of two aging metal warehouses located on an acre just North of the 610 loop. The larger warehouse, previously an auto body shop, measures 6000 square feet and will contain a residence, art studio, and garage. A light well puncturing the middle of the main residence brightens the core of the deep building. The over-sized roof opening washes light down three masonry walls that define the light well and divide the public and private realms of the residence. The interior of the light well is conceived as a serene place of reflection while providing ample natural light into the Master Bedroom. Large windows infill the previous garage door openings and are shaded by a generous steel canopy as well as a new evergreen tree court to the west. Northfield, IL kitchen remodel has an open floor plan which allows for better daylight dispursement. Defining the kitchen, dining, and sitting room space by varying ceiling design and open cabinetry makes the rooms more spacious, yet each space remains well defined. The added skylights in the hall gave natural light in the interior hallway as well as down the lower level stairway. Living room. The custom made Knole sofa was made extra deep so it can be used as a bed for an overnight guest. The Parson style bookcases supply some much needed book storage. The existing U-shaped kitchen was tucked away in a small corner while the dining table was swimming in a room much too large for its size. The client’s needs and the architecture of the home made it apparent that the perfect design solution for the home was to swap the spaces. The homeowners entertain frequently and wanted the new layout to accommodate a lot of counter seating, a bar/buffet for serving hors d’oeuvres, an island with prep sink, and all new appliances. They had a strong preference that the hood be a focal point and wanted to go beyond a typical white color scheme even though they wanted white cabinets. While moving the kitchen to the dining space gave us a generous amount of real estate to work with, two of the exterior walls are occupied with full-height glass creating a challenge how best to fulfill their wish list. We used one available wall for the needed tall appliances, taking advantage of its height to create the hood as a focal point. We opted for both a peninsula and island instead of one large island in order to maximize the seating requirements and create a barrier when entertaining so guests do not flow directly into the work area of the kitchen. This also made it possible to add a second sink as requested. Lastly, the peninsula sets up a well-defined path to the new dining room without feeling like you are walking through the kitchen. We used the remaining fourth wall for the bar/buffet. Black cabinetry adds strong contrast in several areas of the new kitchen. Wire mesh wall cabinet doors at the bar and gold accents on the hardware, light fixtures, faucets and furniture add further drama to the concept. The focal point is definitely the black hood, looking both dramatic and cohesive at the same time.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

Built on Frank Sinatra’s estate, this custom home was designed to be a fun and relaxing weekend retreat for our clients who live full time in Orange County. As a second home and playing up the mid-century vibe ubiquitous in the desert, we departed from our clients’ more traditional style to create a modern and unique space with the feel of a boutique hotel. Classic mid-century materials were used for the architectural elements and hard surfaces of the home such as walnut flooring and cabinetry, terrazzo stone and straight set brick walls, while the furnishings are a more eclectic take on modern style. We paid homage to “Old Blue Eyes” by hanging a 6’ tall image of his mug shot in the entry.
