Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? It's nice. I like the color. I think it turned out nice. It's kind of like a little bit different color than what we always do. So I realize. Are you giving me a little bit of credit here that I did something different? Are you proud? I'm so proud of you. Other than that I like it. That they have kind of like a two sink. So if this was our kitchen, if we ever like you can have your own. I can have mine if we ever get into a fight then this can be like my own kitchen. Why are we gonna bring in a fight right now? So I'm cooking anyway. You're grilling most of the time, So what are you even talking about? My kitchen? That's my kitchen. You can just take the small sink. That's fine. From SinglePoint Design Build: “This project consisted of a full exterior removal and replacement of the siding, windows, doors, and roof. In so, the Architects OXB Studio, re-imagined the look of the home by changing the siding materials, creating privacy for the clients at their front entry, and making the expansive decks more usable. We added some beautiful cedar ceiling cladding on the interior as well as a full home solar with Tesla batteries. The Shou-sugi-ban siding is our favorite detail. While the modern details were extremely important, waterproofing this home was of upmost importance given its proximity to the San Francisco Bay and the winds in this location. We used top of the line waterproofing professionals, consultants, techniques, and materials throughout this project. This project was also unique because the interior of the home was mostly finished so we had to build scaffolding with shrink wrap plastic around the entire 4 story home prior to pulling off all the exterior finishes. We are extremely proud of how this project came out!”

WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. This traditional home in Villanova features Carrera marble and wood accents throughout, giving it a classic European feel. We completely renovated this house, updating the exterior, five bathrooms, kitchen, foyer, and great room. When this suburban family decided to renovate their kitchen, they knew that they wanted a little more space. Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets. White subway tile is made extra interesting with the application of dark gray grout lines causing it to be a subtle but noticeable detail worthy of attention. Suede quartz Silestone graces the countertops with a soft matte hint of color that contrasts nicely with the presence of white painted cabinetry finished smartly with the brightness of a milky white farm sink. Old melds nicely with new, as antique bronze accents are sprinkled throughout hardware and fixtures, and work together unassumingly with the sleekness of stainless steel appliances. The grace and timelessness of this sparkling new kitchen maintains the charm and character of a space that has seen generations past. The key to this project was to create a kitchen fitting of a residence with strong Industrial aesthetics. The PB Kitchen Design team managed to preserve the warmth and organic feel of the home’s architecture. The sturdy materials used to enrich the integrity of the design, never take away from the fact that this space is meant for hospitality. Functionally, the kitchen works equally well for quick family meals or large gatherings. But take a closer look at the use of texture and height. This residence boasts many amazing features, but one that stands out in specific is the dual sided fireplace clad in Eldorado Stone’s Black River Stacked Stone. Adding stone to the fireplace automatically creates a dramatic focal point and compliments the interior decor by mixing natural and artificial elements, contrasting colors, as well as incorporating a variety of textures. Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. This contemporary conservatory located in Hamilton, Massachusetts features our solid Sapele mahogany custom glass roof system and Andersen 400 series casement windows and doors. Our client desired a space that would offer an outdoor feeling alongside unique and luxurious additions such as a corner fireplace and custom accent lighting. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside. The architectural elements of the conservatory are bolstered by our use of high performance glass with excellent light transmittance, solar control, and insulating values. As Arlene Ladegaard of Design Connection, Inc. commenced work in other areas of the client’s house, the homeowner began to see the transitions and grow more aware of design trends, and decided to add his master bathroom to the scope of the project. In the master shower, 4 “x 18” tiles are used vertically, and a niche was fabricated using marble tile with chrome accents. The entrance to the shower has a zero clearance entry for easy access, while the Euro glass enclosure give the bathroom a high end edge. This design scheme blends femininity, sophistication, and the bling of Art Deco with earthy, natural accents. An amoeba-shaped rug breaks the linearity in the living room that’s furnished with a lady bug-red sleeper sofa with gold piping and another curvy sofa. These are juxtaposed with chairs that have a modern Danish flavor, and the side tables add an earthy touch. The dining area can be used as a work station as well and features an elliptical-shaped table with gold velvet upholstered chairs and bubble chandeliers. Richard Herman is in the hospitality business and owns several upscale hotels in Florida and in other states as well as cattle ranches in both Florida and Missouri. Their farm in Ocala is by farm their most unique. The property serves as a 4-H demonstration project for the purpose of children’s education. They have been working with the Academy Prep of St. Pete which is dedicated to inner-city youths that are selected on the basis of need and achievement. Wife Diane spends her time on the farm raising Gypsy Vanners, a diminutive draft horse named after the job they did in Eastern Europe, pulling the wagons (vans) for gypsies that wandered across the continent. On the Ocala farm, there are several mules with a unique profession. Richard had visited the Hearthstone display at a Log & Timber Home Shows at the Orlando Convention Center many years ago. He was impressed that Hearthstone had stayed in touch with him over the years by mailings, invitations to shows, and periodic phone calls. When the time came to start serious consideration of the design of barn, Hearthstone responded promptly and professionally to Richard and Diane’s requests for information and a review of their ideas for their barn, which would serve as the centerpiece for their new farm. They wanted a multipurpose facility that could accommodate an educational environment and a large hall suitable for the fundraising events for his charities. Richard wanted a barn that reflected the look and feel of barns built at the dawn of the 20th century. Besides the rustic chicken houses and vegetable gardens, they have completely renovated a 1020’s era farmhouse to be as historically correct as possible and serves as the entry to the farm. “They very careful to feel us out, get comfortable with our capabilities, and be convinced that we could perform as promised,” said Project Manager John Ricketson of Hearthstone. Design Process There were some initial drawings that gave us a start on the basic shape and size of the barn. From there, it was a process of narrowing down the uses of each area and the spans that could be achieved. The barn was going to have the traditional “board & batten” exterior siding and a metal roof. There is a cantilevered ‘hay hood” on the north gable end above the large sliding barn doors that open into the foyer and horse stalls. The wings house a combination of areas, beginning with the large restrooms to accommodate crowds for events. Other parts of the wings have garage areas for the farm vehicles, feed room, tack room, wash rack, storage, offices, and smaller restrooms. Keeping with the look and feel of the turn of the century, Hearthstone developed a process for giving the timbers a surface texture that mimicked the circular cuts of timbers that had just come out of an old sawmill. This was easier said than done. Randy Giles guided his millwright (Wolfgang) in designing a machine that would do this effectively. The barn was delivered in October of 2014 and was erected over the course of two weeks, thanks to a hardworking crew (Eric Foster) and near-perfect weather. After the Hearthstone crew completed the erection and roof dry-in, it was time for the local carpenters to step up and install some light conventional framing on the gable ends before applying the roof fascia and exterior board & batten siding. Next came the big sliding barn doors, plumbing, electrical, heating, and cooling. Large rustic fixtures were hung from the great hall roof timbers. Exterior The board & batten siding was cypress and allowed to turn color naturally as rain hit it and the sun started working on it with UV rays. This method causes a much grayer look closer to the ground and less so where the roof overhang provides protection. The North end has some large limestone boulders and planters arranged around the pad with tall pampas grass. The planters provide casual seating before events and during outside receptions. The entire area was sodded with lush St. Augustine grass and split rail fences were added to enclose the barn area. The corrugated metal roof was a special order material that immediately rusted after being exposed to moisture. The layer of rust protects the metal from the elements. Interior The board & batten theme was carried throughout most of the interior with the timbers left natural to show off the circular saw texture. All of the tongue & groove decking was shipped in advance to allow the local painter to pre-stain it with a dark brown transparent stain that is a beautiful background to the light color Eastern White Pine timbers. “Everything was unique in this project” said Project Manager John Ricketson. “The setting on a small demonstration farm close to Ocala, the multipurpose design, the circular saw texture on the timbers.” The Hermans are very proud of their farm’s outcome. Richard sent a note to Randy Giles, owner of Hearthstone: “The Barn is fantastic, not a single problem, period. Next month, we have Jo Dee Messina coming in to help with a fundraiser for a local center for abused kids. Folks love the farm, ...... but that barn gets all of the attention.
