Single Wall Design Solution: Problem: 650 sq. ft. 1 bedroom apartment needed to be redesigned to allow the new child to take the bedroom, and the parents to live, work, and entertain in the former living room. Solution: Prototype 1.0 is the Single Wall Design Solution, designed to optimize space along a wall, 18" deep, to be used in a single room and provide a bedroom, office, living room, bar, and storage. It allows for the family's daily needs for 24 hours in their small apartment. Fully integrated and changeable, things are made available when they are needed and hidden when they are not. Results: We used the least amount of square footage to maximize the arrangement of the family's home, which resulted in less time wasted, performing activities, or looking for things as there is a place for everything. Our prototype is financially savvy because it allows the living room to do more in a 24-hour span, showing that we only need our bed and night tables for 8 hours of the day, and the other hours of the day we pay for square footage not used. These pieces were designed to be standard sizes so they could be interchangeable, providing a custom layout per client. Life is dynamic, and so space should be too. Our prototype 1.0 introduces a new lifestyle to its users, encouraging wellbeing by design.

Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. Ombre is a blending of colors to create a fading effect. When talking interior paints, it’s basically blending 2 or more colors on a wall. The ombre look starts with the lightest color at the top, which blends into the medium value color, which blends into the darkest hue at the bottom of the wall. It’s like horizontal stripes, but without the hard lines. Ombre is best applied on a single accent wall. Colors that have less contrast blend more easily and create the best results.

A few months after moving into this aging 2200 s.f. 3 bedroom 2 1/2 bath Spanish bungalow, a creative couple decided to renovate to better fit their lifestyle. In phase one, we demo-ed the entire downstairs to create a sunny, open-concept living area with a bar, kitchen, and dining. We also added built-in storage and a powder room, to make the home more functional. When we finished this space, not only did the rooms flow into each other, but the new interior stucco flowed throughout the house. The stucco curved around corners and the edges of ceilings, forming a seamless fireplace mantle and hood, arched passageways, and hollow storage nooks. Phase two included replacing rotting wooden doors and windows with aluminum windows and new French doors. We installed a bubble-gum pink front door with simple cut-outs that, combined with the sensual stucco, imbued a hint of coastal art deco, a la Miami. We re-stuccoed the home’s exterior and resurfaced the polished concrete roof deck. Now the former Spanish bungalow is as bright, eclectic, playful, and immediate as Venice Beach itself. Its vibe is part-vintage twee, part California contemporary, with a hint of Mediterranean in the exterior entry tire. But even with these varied influences, the space feels cohesive, clean, and airy. It’s a unique home that radiates the values (health, wellbeing, originality, and good times) of its inhabitants.

One frustrating thing about tree infections and diseases is that they are virtually completely unpredictable. This nursery was designed for my client in Santa Monica who wanted something expressly modern and unique. She fell in love with a gorgeous acrylic crib, and we pulled the rest of the design from that. All of the furniture is sleek and modern, and the room is light and bright.
