Inspiration for a mediterranean patio remodel in Dallas with no cover

With a grand total of 1,247 square feet of living space, the Lincoln Deck House was designed to efficiently utilize every bit of its floor plan. This home features two bedrooms, two bathrooms, a two-car detached garage and boasts an impressive great room, whose soaring ceilings and walls of glass welcome the outside in to make the space feel one with nature.

Despite its diamond-mullioned exterior, this stately home’s interior takes a more light-hearted approach to design. The Dove White inset cabinetry is classic, with recessed panel doors, a deep bevel inside profile and a matching hood. Streamlined brass cup pulls and knobs are timeless. Departing from the ubiquitous crown molding is a square top trim. The layout supplies plenty of function: a paneled refrigerator; prep sink on the island; built-in microwave and second oven; built-in coffee maker; and a paneled wine refrigerator. Contrast is provided by the countertops and backsplash: honed black Jet Mist granite on the perimeter and a statement-making island top of exuberantly-patterned Arabescato Corchia Italian marble. Flooring pays homage to terrazzo floors popular in the 70’s: “Geotzzo” tiles of inlaid gray and Bianco Dolomite marble. Field tiles in the breakfast area and cooking zone perimeter are a mix of small chips; feature tiles under the island have modern rectangular Bianco Dolomite shapes. Enameled metal pendants and maple stools and dining chairs add a mid-century Scandinavian touch. The turquoise on the table base is a delightful surprise. An adjacent pantry has tall storage, cozy window seats, a playful petal table, colorful upholstered ottomans and a whimsical “balloon animal” stool. This kitchen was done in collaboration with Daniel Heighes Wismer and Greg Dufner of Dufner Heighes and Sarah Witkin of Bilotta Architecture. Situated along Manhattan’s prestigious “Gold Coast,” the building at 17 East 12th Street was developed by Rigby Asset Management, a New York-based real estate investment and development firm that specializes in rehabilitating underutilized commercial properties into high-end residential buildings. For the building’s model apartment, Rigby enlisted Nicole Fuller Interiors to create a bold and luxurious environment that complemented the grand vision of project architect, Bromley Caldari. Fuller specified products from her not-so-little black book of design resources to stage the space with museum-quality artworks, precious antiques, statement light fixtures, and contemporary furnishings, rugs, and window treatments.

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Open kitchen has great views to the beautiful back yard through new Fleetwood aluminum windows and doors. The large glass door at left fully pockets into the wall. Cabinets are a combination of natural walnut and lacquer painted uppers with Caesarstone countertops and backsplashes. Duda bar stools by Sossego in walnut neatly fit into the new island. To reduce costs the new kitchen was designed around the owners existing appliances.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. Preliminary architecture renderings were given to Obelisk Home with a challenge. The homeowners needed us to create an unusual but family friendly home, but also a home-based business functioning environment. Working with the architect, modifications were made to incorporate the desired functions for the family. Starting with the exterior, including landscape design, stone, brick and window selections a one-of-a-kind home was created. Every detail of the interior was created with the homeowner and the Obelisk Home design team. Furnishings, art, accessories, and lighting were provided through Obelisk Home. We were challenged to incorporate existing furniture. So the team repurposed, re-finished and worked these items into the new plan. Custom paint colors and upholstery were purposely blended to add cohesion.
