The new basement is the ultimate multi-functional space. A bar, foosball table, dartboard, and glass garage door with direct access to the back provide endless entertainment for guests; a cozy seating area with a whiteboard and pop-up television is perfect for Mike's work training sessions (or relaxing!); and a small playhouse and fun zone offer endless possibilities for the family's son, James.

Our clients have lived in this 1985 North Dallas home for almost 10 years, and it was time for a change. They had to decide whether to move or give the home an update. They were in a small quiet neighborhood tucked away near the popular suburb of Addison and also near the beautiful Celestial Park. Their backyard was like a hidden paradise, which is hard to find in Dallas, so they decided to update the two primary areas that needed it: the kitchen and the master bathroom. The kitchen had a black and white retro checkerboard tile floor, and the bathroom was very Tuscan. There were no cabinets on the main wall in the kitchen before. They were lacking space and functionality and desperately needed a complete overhaul in their kitchen. There were two entryways leading into the kitchen from the foyer, so one was closed off and the island was eliminated, giving them space for an entire wall of cabinets. The cabinets along this back kitchen wall were finished with a gorgeous River Rock stain. The cabinets on the other side of the kitchen were painted Polar, creating a seamless flow into the living room and creating a one-of-a-kind kitchen! Large 24x36 Elysium Tekali crema polished porcelain tiles created a simple, yet unique kitchen floor. The beautiful Levantina quartzite countertops pulled it all together and everything from the pop-up outlets in the countertops to the roll-up doors on the pantry cabinets, to the pull-out appliance shelves, makes this kitchen super functional and updated!

With a newfound desire to adapt their living space to better suit their current lifestyle, they’ve embarked on a journey to reimagine their kitchen — the heart of their home. Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. This approach aims to foster a sense of warmth and tranquility throughout. Design Objectives: Harmonize the kitchen with the family room by adopting a soothing, neutral color scheme, ensuring a seamless flow across the first floor. Design Challenges: The homeowners wish to retain the existing kitchen tile flooring and integrate it into a refreshed, modern design. Accommodating a dining area spacious enough for family visits without compromising the kitchen’s open feel or functional layout. Despite liking the current placement of plumbing and appliances, the homeowners aspire for a more open floor plan to facilitate better movement and interaction. The need to amplify natural light in the kitchen, especially around the sink area, where existing lighting is insufficient. Preserving the half-wall between the kitchen and family room, a feature the homeowners want to keep, while ensuring it complements the new design. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors. The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements. The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. Hosting a wedding shower and a birthday party, they have shared their renewed space with friends and family, who have been equally enamored. This remodel has not only met their functional and aesthetic desires but has also enriched their home with a fresh sense of serenity and joy. The upstairs part of the home is shaping up nicely. The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but. We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone slabs, this alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And all of this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all. The next problem we saw was that around the patio area, there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating gaining the most continuous amount of flat space that the client was wanting. But even so, that flat space would be limited to a tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space. And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above. However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise. But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces. The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining gaps were then filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space. The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and lit up with Pentair GloBrite LED pool lights. In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.

This house was designed as a second home for a Bay Area couple as a summer retreat to spend the warm summer months away from the fog in San Francisco. Built on a steep slope and a narrow lot, this 4000 square foot home is spread over 3 floors, with the master, guest and kids bedroom on the ground floor, and living spaces on the upper floor to take advantage of the views. The main living level includes a large kitchen, dining, and living space, connected to two home offices by way of a bridge that extends across the double height entry. This bridge area acts as a gallery of light, allowing filtered light through the skylights above and down to the entry on the ground level. All living space takes advantage of grand views of Lake Washington and the city skyline beyond. Two large sliding glass doors open up completely, allowing the living and dining space to extend to the deck outside. On the first floor, in addition to the guest room, a “kids room” welcomes visiting nieces and nephews with bunk beds and their own bathroom. This three-story Westhampton Beach home designed for family get-togethers features a large entry and open-plan kitchen, dining, and living room. The kitchen was gut-renovated to merge seamlessly with the living room. For worry-free entertaining and clean-up, we used lots of performance fabrics and refinished the existing hardwood floors with a custom greige stain. A palette of blues, creams, and grays, with a touch of yellow, is complemented by natural materials like wicker and wood. The elegant furniture, striking decor, and statement lighting create a light and airy interior that is both sophisticated and welcoming, for beach living at its best, without the fuss!

THEME Inspired by the Magic Tree House series of children’s books, this indoor tree house provides entertainment, fun and a place for children to read about or imagine adventures through time. A blue sky, green meadows, and distant matching beech trees recreate the magic of Jack and Annie’s Frog Creek, and help bring the characters from the series to life. FOCUS A floor armoire, ceiling swing and climbing rope give the structure a true tree house look and feel. A drop-down drawing and writing table, wheeled work table and recessed ceiling lights ensure the room can be used for more than play. The tree house has electric interior lighting, a window to the outdoors and a playful sliding shutter over a window to the room. The armoire forms a raised, nine-foot-wide play area, while a TV within one of the wall’s floor-to-ceiling cabinets — with a delightful sliding ladder — transforms the room into a family theater perfect for watching movies and holding Wii competitions. STORAGE The bottom of the drawing table is a magnetic chalk board that doubles as a display for children’s art works. The tree’s small niches are for parents’ shoes; the larger compartment stores children’s shoes and school bags. Books, games, toys, DVDs, Wii and other computer accessories are stored in the wall cabinets. The armoire contains two spacious drawers and four nifty hinged storage bins. A rack of handy “vegetable buckets” above the armoire stores crayons, scissors and other useful items. GROWTH The room easily adapts from playroom, to party room, to study room and even to bedroom, as the tree house easily accommodates a twin-size mattress. SAFETY The rungs and rails of the ladder, as well as the grab bars beside the tree house door are wrapped with easy-grip rope for safe climbing. The drawing table has spring-loaded hinges to help prevent it from dropping dangerously from the wall, and the table door has double sets of locks up top to ensure safety. The interior of each storage compartment is carpeted like the tree house floor to provide extra padding.
