Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.

This late 70's ranch style home was recently renovated with a clean, modern twist on the ranch style architecture of the existing residence. We were hired to create the entire outdoor environemnt including the new pool and spa. Similar to the renovated home, this aquatic environment was designed to take a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long, sweeping curved water feature that can be seen from all of the outdoor gathering spaces as well as many rooms inside the residence. This design draws people outside and allows them to explore all of the features of the pool and outdoor spaces. More about the project. This young couple has a creative back ground, one being an actor and the other being a teacher who inspires others. They now enjoy a new historical home with amazing touches of modern styling and comforts. The home was designed by renowned architect Irving Gill in 1905 and is on the historical register but it only applies to the exterior of the home. The brick pillar is an original feature from the home's turn-of-the-century stove. The window casings were built to replicate the original Douglas Fir windows as seen on Gill's original plans, and all the molding was redone in his signature flush style as well. The central feature in this kitchen is the Yellow Italian Bertazzoni Range with a single herringbone tiled back splash. The cabinetry is a light gray paired perfectly with a dark "graphite" gray island, and industrial vents at the toe kick enhance the overall look. We were approached by a San Francisco firefighter to design a place for him and his girlfriend to live while also creating additional units he could sell to finance the project. He grew up in the house that was built on this site in approximately 1886. It had been remodeled repeatedly since it was first built so that there was only one window remaining that showed any sign of its Victorian heritage. The house had become so dilapidated over the years that it was a legitimate candidate for demolition. Furthermore, the house straddled two legal parcels, so there was an opportunity to build several new units in its place. At our client’s suggestion, we developed the left building as a duplex of which they could occupy the larger, upper unit and the right building as a large single-family residence. In addition to design, we handled permitting, including gathering support by reaching out to the surrounding neighbors and shepherding the project through the Planning Commission Discretionary Review process. The Planning Department insisted that we develop the two buildings so they had different characters and could not be mistaken for an apartment complex. The duplex design was inspired by Albert Frey’s Palm Springs modernism but clad in fibre cement panels and the house design was to be clad in wood. Because the site was steeply upsloping, the design required tall, thick retaining walls that we incorporated into the design creating sunken patios in the rear yards. All floors feature generous 10 foot ceilings and large windows with the upper, bedroom floors featuring 11 and 12 foot ceilings. Open plans are complemented by sleek, modern finishes throughout.
