The lower level of this modern farmhouse features a large game room that connects out to the screen porch, pool terrace and fire pit beyond. One end of the space is a large lounge area for watching TV and the other end has a built-in wet bar and accordion windows that open up to the screen porch. Sophisiticated yet serene, the living room had only one wall to place all the necessary accoutrements for comfortable living and entertaining. The graphite color continues through the dining area into the kitchen to unify the space while the area rug grounds the seating area and separates it from the rest of the room. A diagonal wall was built into a corner of this lower level family room. The cabinets were recessed under the wall the maximize the footprint of the space. A matching wood countertop was added for a more furniture looking piece. The flat screen tv was wall mounted as well as the sound bar.

A typical post-1906 Noe Valley house is simultaneously restored, expanded and redesigned to keep what works and rethink what doesn’t. The front façade, is scraped and painted a crisp monochrome white—it worked. The new asymmetrical gabled rear addition takes the place of a windowless dead end box that didn’t. A “Great kitchen”, open yet formally defined living and dining rooms, a generous master suite, and kid’s rooms with nooks and crannies, all make for a newly designed house that straddles old and new. Large minimalist master beige tile and stone tile ceramic tile doorless shower photo in San Diego with flat-panel cabinets, dark wood cabinets, white walls, a drop-in sink and quartzite countertops

A farmhouse style was achieved in this new construction home by keeping the details clean and simple. Shaker style cabinets and square stair parts moldings set the backdrop for incorporating our clients’ love of Asian antiques. We had fun re-purposing the different pieces she already had: two were made into bathroom vanities; and the turquoise console became the star of the house, welcoming visitors as they walk through the front door.

In this narrow powder room, texture creates impact without relying on bold colour. Three-dimensional white wall tile transforms the far wall into a sculptural focal point, drawing the eye through the room and giving the compact footprint a greater sense of depth. A vertical walnut feature visually emphasizes the ceiling height while supporting the wall-mounted sink, open ledges and contemporary sconce. Together, the streamlined fixtures and layered materials make the small space feel considered rather than constrained.
