Lindy Architect

We have worked with Lindy Architect for a number of years now and have always found them to be personable, knowledgeable and professional in their dealings with us. Our latest project, nearing completion now, is a laneway house in downtown Toronto. Lindy managed the conception, drawings and co-ordination with consultants to produce working drawings that they again took through the approvals process with the City of Toronto leading to building permits. They were available during construction and promptly replied to any inquiries we or the contractor had, which were minimal due to the quality of the construction drawings and documents. We would not hesitate to recommend Lindy Architect for work in the future.

Before I met Steven, I originally started my Home design and renovation project with a different Architect that gave me a great quote. Unfortunately, their inexperience from the beginning led to a lot of unforeseen delays, costs and extras which an experienced Architect should've anticipated. Frustration and disappointment led to us parting ways in the initial stages of the project . Most Architects wouldn't pick up someone else's incomplete project but Steven did and he picked up the pieces where the old Architect left off and right away got the ball rolling again. He communicated with City staff and reworking all the plans so we'd be successful at Committee of Adjustment. From Day 1, I noticed he worked quickly, always followed up with City staff, engineers, etc when they were taking too long and most importantly, he ensured the project kept moving forward. He understood the scope of work that needed to be done, provided a fair price and there were no hidden surprises. Choosing the wrong person at the beginning cost me time, money and aggravation and I wish I had met Steven from the start. Navigating the City's bureaucracy is long, complicated and expensive and using an experienced Architect like Steven will actually save you time and money because he'll help you avoid making mistakes in the beginning that can cost you a lot later on. Especially in my case, having the added complexity of backing onto a ravine and dealing with TRCA and RNFP, he expertly negotiated all of their demands. Steven understood the vision I was going for with this unique property and helped get that vision to paper. I'm excited to start construction and see the project come alive.

Steven is amazing to work with. I purchased a bungalow sold in "as is" condition to renovate and build out, and have little experience in these types of projects. After vetting numerous Architects to work with upon purchasing the home, Steven really impressed me with his knowledge, engagement, response times and great ideas. We've built plans to gut the home including completely redesigning the upstairs floor plan and vaulting the ceilings, adding a 400sq ft addition on the back of the home (including in the basement), and gutting the basement to include a separate suite. He's been really helpful in coaching me through a project of this size, providing direction and developing really thorough plans. I hired steven at Lindy Architect to design a renovation of our house in Moore Park in toronto. Needless to say we obtained our approvals, and Steven stayed involved every step of the way. The design consisted of open concept living room dining room and kitchen space with no beams or walls on the ground floor, underpinning the basement and a complete reno on the second floor. The house was stripped down to the studs. Steven helped us navigate the approvals with the city and was very helpful and knowledgeable during the construction process as well. I do not hesitate to recommend Lindy Architect.

We consulted with Steve on developing plans for a two-story rear addition, detached garage and enclosed porch. His proposal was detailed, thorough and fairly priced. Over the two months we worked with Steve, we were impressed by his knowledge of the neighbourhood, attention to detail, and experience in preparing for Committee. He personally met with one of our neighbors to help ease their concerns and helped develop a revised proposal that ensured our variances would pass without major concern from neighbors. Steven Lindy was friendly and very helpful in explaining the complicated system of designs for our big renovation. We hired Lindy Architect through a recommendation and we found him to be the right fit for our project. The scope of our work was quite extensive and included an open-concept main level and kitchen with an exterior deck and walkout, re-planning of the basement, and renovations on the second floor. He has provided us with fantastic architectural advice, and has worked well with the rest of the team. He is very knowledgeable in structural issues and energy efficiency as well as how to obtain city permits quickly and efficiently. We had absolutely no issues with the city permits which I was expecting after everything else I have heard. Steven helped us greatly starting with 3D renderings providing several options for the design of the space. So from his basic mandate of a drafting service Steven helped us greatly through permit drawing and approvals, obtaining a really good contractor we are extremely satisfied with, greatly assisting us with the designs and sourcing the most appropriate showrooms for us for floorings, countertop finishes,appliances, washroom fittings etc.The scope of our work was quite extensive and including exterior deck and walkout, windows, open concept main level and kitchen, basement lay out and fireplaces. We are currently working with Steven on our home reno involving a rear addition, removing load bearing wall and complete kitchen/family room reno. When we first started out on searching for a firm, we had no idea how complex the permit process could be. Because where we are located, there are multiple reviews and approvals by the City in order to move forward. Steven recently represented us at the Committee of Adjustment meeting and we got the approval in less than 5 minutes! It is a pleasure working with him!! Kitchen re-design and some structural work We worked with Steven on the redesign of our kitchen in our older home. The project also involved moving some walls and creating a downstairs bathroom. Steven was very good at coming up with design solutions that make best use of the space available. He also had a very good sense of the technical issues involved in making changes to an older property and worked with his own structural engineer where needed. The permit drawings were very detailed and captured the design we wanted. Steven handled the whole process of applying for the City of Toronto building permit, which was issued very quickly and without difficulty. We’re now ready to meet with contractors and obtain quotes. Steven’s professionalism and customer service has made it very easy to bring the project this far and we’d definitely work with him again if we were planning a future construction or renovation project.

Lindy Architects met with us to draw plans and design an addition to our house. They were prompt and courteous, returned all phone calls immediately and met with us several times to go over the plans in more detail. They are a real pleasure to deal with and took care of all the details concerning permit applications. They have been extremely helpful at all stages of the design process. I have had the pleasure of working with the Lindys on multiple occasions. In our first project together there were interior alterations including a new kitchen, and re-orienting rooms in a bungalow. This meant removing load bearing walls. The plan we devised created amazing space, flow and continuity in a house that was initially dark and boxed-in. We have also completed a large renovation of a four bedroom home in Toronto. We opened many walls on the ground floor, which created fabulous open-concept living. In addition, we redesigned the basement to make a guest room and playroom, and on the second floor we added a new family bathroom, and turning the existing family bath into an incredible master retreat. I look forward to ongoing collaboration, and I highly recommend them for your project too!

This husband and wife architect partnership is the perfect dream team that one can have when trying to coordinate, design and put forward a headache situation like an interior/exterior upgrade to your 80 year old home. We are a family of 4 and expecting a 5th member in June,this meant we needed an extra bedroom, and it is not easy renovating or building anything, however easy it is, with kids around. This is where the Lindy´s have shown their expertise, as they have a family of their own and understand families. What we found efficient about working with the Lindy´s, apart from the personal touch they showed while designing and planning out our 2nd floor addition; taking time to get to know our likes and dislikes, why the addition was being built, etc., was the fact that their plans were extremely detailed and at a great price, not only for us, but more importantly, for the contractor that has to budget and work with the plans. Not only is their work helpful, efficient, detailed, precise and at an affordable price, but also it has that touch of European design, elegance and unique style for the ideas of finishings, over all design and functionality that is difficult to find at an affordable price in our country. We engaged Lindy Consulting to provide some plans to renovate the 3rd floor of our house which was an unused portion of our house which contained two bedrooms and which we were using as additional storage space. Our plan was to move our master bedroom to this space and add a full washroom. We met with Steven and Annette to discuss our ideas and how we envisaged the space and our estimated budget. They came back to us the following week with some preliminary sketches that impressed us. We then gave them the mandate to prepare full drawings and once approved by us, they managed the project from completing the drawings, getting them approved, and seeing the project through to completion. We were quite hands-on in the decision making but they truly took ownership of the project and had our best interests in mind throughout. Although we ended up spending more than we budgeted (which was as a result of our decision to upgrade bathroom appliances, flooring etc.), we are really pleased with the final result.
