Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.

We designed this 3,162 square foot home for empty-nesters who love lake life. Functionally, the home accommodates multiple generations. Elderly in-laws stay for prolonged periods, and the homeowners are thinking ahead to their own aging in place. This required two master suites on the first floor. Accommodations were made for visiting children upstairs. Aside from the functional needs of the occupants, our clients desired a home which maximizes indoor connection to the lake, provides covered outdoor living, and is conducive to entertaining. Our concept celebrates the natural surroundings through materials, views, daylighting, and building massing. We placed all main public living areas along the rear of the house to capitalize on the lake views while efficiently stacking the bedrooms and bathrooms in a two-story side wing. Secondary support spaces are integrated across the front of the house with the dramatic foyer. The front elevation, with painted green and natural wood siding and soffits, blends harmoniously with wooded surroundings. The lines and contrasting colors of the light granite wall and silver roofline draws attention toward the entry and through the house to the real focus: the water. The one-story roof over the garage and support spaces takes flight at the entry, wraps the two-story wing, turns, and soars again toward the lake as it approaches the rear patio. The granite wall extending from the entry through the interior living space is mirrored along the opposite end of the rear covered patio. These granite bookends direct focus to the lake.

It was arduous to find space for sleeping, reading, sewing, writing, painting and sitting - all within a 168 square foot room. Success depended on creative use of every nook and savvy space planning. There were two closets, so one was repurposed into a small office area. The mesh bins are used for storing sewing materials or other craft supplies.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. The goal of the project was to create a more functional kitchen, but to remodel with an eco-friendly approach. To minimize the waste going into the landfill, all the old cabinetry and appliances were donated, and the kitchen floor was kept intact because it was in great condition. The challenge was to design the kitchen around the existing floor and the natural soapstone the client fell in love with. The clients continued with the sustainable theme throughout the room with the new materials chosen: The back splash tiles are eco-friendly and hand-made in the USA.. The custom range hood was a beautiful addition to the kitchen. We maximized the counter space around the custom sink by extending the integral drain board above the dishwasher to create more prep space. In the adjacent laundry room, we continued the same color scheme to create a custom wall of cabinets to incorporate a hidden laundry shoot, and dog area. We also added storage around the washer and dryer including two different types of hanging for drying purposes.

Three level island... The homeowner’s wanted a large galley style kitchen with island. It was important to the wife the island be unique and serve many purposes. Our team used Google Sketchup to produce and present concept after concept. Each revision brought us closer to what you see. The final design boasted a two sided island (yes, there is storage under the bar) 6” thick cantilevered bar ledge over a steel armature, and waterfall counter tops on both ends. On one end we had a slit fabricated to receive one side of a tempered glass counter top. The other side is supported by a stainless steel inverted U. The couple usually enjoys breakfast or coffee and the morning news at this quaint spot. Photography by Juliana Franco

My client for this project was a builder/ developer. He had purchased a flat two acre parcel with vineyards that was within easy walking distance of downtown St. Helena. He planned to “build for sale” a three bedroom home with a separate one bedroom guest house, a pool and a pool house. He wanted a modern type farmhouse design that opened up to the site and to the views of the hills beyond and to keep as much of the vineyards as possible. The house was designed with a central Great Room consisting of a kitchen area, a dining area, and a living area all under one roof with a central linear cupola to bring natural light into the middle of the room. One approaches the entrance to the home through a small garden with water features on both sides of a path that leads to a covered entry porch and the front door. The entry hall runs the length of the Great Room and serves as both a link to the bedroom wings, the garage, the laundry room and a small study. The entry hall also serves as an art gallery for the future owner. An interstitial space between the entry hall and the Great Room contains a pantry, a wine room, an entry closet, an electrical room and a powder room. A large deep porch on the pool/garden side of the house extends most of the length of the Great Room with a small breakfast Room at one end that opens both to the kitchen and to this porch. The Great Room and porch open up to a swimming pool that is on on axis with the front door. The main house has two wings. One wing contains the master bedroom suite with a walk in closet and a bathroom with soaking tub in a bay window and separate toilet room and shower. The other wing at the opposite end of the househas two children’s bedrooms each with their own bathroom a small play room serving both bedrooms. A rear hallway serves the children’s wing, a Laundry Room and a Study, the garage and a stair to an Au Pair unit above the garage. A separate small one bedroom guest house has a small living room, a kitchen, a toilet room to serve the pool and a small covered porch. The bedroom is ensuite with a full bath. This guest house faces the side of the pool and serves to provide privacy and block views ofthe neighbors to the east. A Pool house at the far end of the pool on the main axis of the house has a covered sitting area with a pizza oven, a bar area and a small bathroom. Vineyards were saved on all sides of the house to help provide a private enclave within the vines. The exterior of the house has simple gable roofs over the major rooms of the house with sloping ceilings and large wooden trusses in the Great Room and plaster sloping ceilings in the bedrooms. With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home. At the 2020 Design Excellence Awards and Gala presented by ASID AZ North, Ownby Design received five awards for Tonal Harmony. The project was recognized for 1st place – Bathroom; 3rd place – Furniture; 1st place – Kitchen; 1st place – Outdoor Living; and 2nd place – Residence over 6,000 square ft. Congratulations to Claire Ownby, Kalysha Manzo, and the entire Ownby Design team. Tonal Harmony was also featured on the cover of the July/August 2020 issue of Luxe Interiors + Design and received a 14-page editorial feature entitled “A Place in the Sun” within the magazine.
