Need layout help!

12 years ago
We have a gorgeous old Edwardian (1907) ground floor flat in Bournemouth, (UK). Its is packed full of old features, and just feels like such a lovely house - but the layout is awful!! Due to budget limitations (we pretty much maxed ourselves buying the place!!) we are having to do things bit at a time.

Our current debate/ argument is whether to sacrifice a tiny slice off the back of the main lounge to give the master bedroom a large wardrobe and an en suite.

As much as I adore the lounge, we have another reception room which is attached to the kitchen and which we use far more - though the main lounge was arguably the heart of the old house and my OH is determined that it should be left as is.

We have 3 bedrooms, and at the moment only one bathroom - which sadly has no window in it. I really enjoy a good soak in the tub, but can't relax in a room which has no window and due to building regs. has to have a beastly strong fan to remove the stream etc.

The main lounge is huge. 7m x 7m plus a large bay (sorry i don't know ft =(

Taking a 1.5m slice off the back would allow me to have a bathroom with huge windows, a bath, double sinks, toilet and a huge walk in shower. =(

Is pushing him for this going to be something I regret? Do you think in a 3 bed flat we need 2 full bathrooms ( in the UK it is less common for the master bedroom to automatically have an en suite)

I think that currently we have too much living area space for the bedrooms - and that every morning I would appreciate my lovely bathroom.

What would you do? Have you and your OH disagreed over anything in your house and how did you resolve it?

i should add, other options are - a) no ensuite

b) tiny shower room ensuite - this would have no window due to being created from pinching a slice off the inner hallway.

c) trying to improve the current family bath (which I would like to do anyway)

Thanks =)
