We are renovating our kitchen and converting our attached garage into a great room to make a kitchen/great room. Almost all decisions have been made however we are struggling with how to heat/cool our new room. We currently have steam heat and use window units for ac in summer. We have discussed several options with our contractor but are finding pros and cons with each option. We are adding a fireplace but more for ambiance then for heating. Here are our options.
Option 1. HVAC unit to heat and cool room
Option 2. Baseboard heating to heat and ductless ac to cool
Option 3. Add a hot water boiler to heat and ductless ac to cool.

Curious if anybody has had similar experience. Thanks!
