First Time House Flippers: FliporFlopNY

Our 1st Flip, this condo was a complete gut job renovation. We took down the wall between kitchen & living room to add a breakfast bar, with granite counters... really helped create an open concept in the living space. Success :)

@isahus, the kitchen renovation budget was $10k. We saved a significant amount of money by using cabinets from RTA CabinetStore. They offer many styles and colors. My husband built and installed them.

@everdebz, the cabinets were from RTA CabinetStore and they are called Tuscan Maple. The come stained but assembly is required.

You did a great job! I think you achieved a classic look that will age well without appearing dated.

Wow, this is beautiful. I'm so glad to see someone doing a QUALITY flip rather than just putting in the cheapest thing they can find to make a few bucks. Nice work.

Thanks @Erin. My husband did all the work and he's rather meticulous, right down to the nails and moulding. We did use quality products, within our budget. We also tried to keep the end project somewhat in-line with the neighborhood and potential buyers.

Where did they put the fridge?
@kpwallace the before pic above shows the opening to the kitchen from the hallway. We closed this opening completely, which made room for the fridge and an additional base cabinet on that wall. This photo gives you a bit of the view from the other side.

The before pics were just awful--every kitchen mistake that could be made. You did an amazing job.

Your husband did a great job. Love the cabinets. What are you going to put on those windows?
    mamasoccer thanked ashtonchic
Thank you so much @ashtonchic. We put very simple identical mini blinds in both the kitchen and living room to tie the 2 spaces together. We opted against any other window treatments to give the new owners some options for customizing the space and making it "their own."

Beautiful but too your taste for wide appeal I think. The kitchen leans toward French country, traditional. The right buyer for that style will be a good fit but I fear limited. Perhaps though in your market that is popular? My sister has been flipping ( very successfully!!) for 20- years and her mainstay kitchen leans toward farmhouse chic. Sells the best for her.

Thank you for the feedback @dooders1981. Before we selected a style for the kitchen, we looked at every other unit for sale in the complex. This helped us pick the best style to set us apart from the others. I believe our design was classic & updated, suited for many tastes. In fact, we had an all cash offer within the first 45 minutes of our open house. :) It's great to hear about your sister's success and we would love to see some of her designs... Farmhouse Chic sounds very beautiful! Thanks again!
