Mid-range replacement window advice

Hi, I am in need of replacement windows, and I am finding all the information overwhelming. We've decided to do 2 tone because I do not like the way white looks with my brick. I have a price point of around $600 per window including labor and wrapping of brick mold. I would really like to stay on budget. So, far we are looking at Simonton 5500 or Prism Platinum in the tan outside and white inside. I see that some reviewers say you can get a better window for the price. But, what are those "better" windows for around $600 installed. We live in the Memphis metro area. Seems like every window dealer I call always leads with Atrium, but I have not read good reviews. I could get Sunrise in this area, but I have heard the price point is beyond my budget. Please advise if there is another window I should be pricing out. Also, is there really a difference in Prism Platinum and 5550? Thank you in advance for the advice.

    Couple things:

    1) The price point will vary primarily based on the dealer. The actual cost of a Sunrise window is close to a Simonton. The difference will be in a company that has 1 employee and works from home, vs a company that supports dozens, has marketing and other costs, and has an elaborate showroom. There are of course numerous other levels in between.

    2) The $600 per window price point is reasonable, although the two-toned option does hamstring that a bit. It is one of the pricier options that you will find in general

Thanks for the quick response. I can also get Soft lite. Should I consider that brand? What model is comparable to 5500? What model would I need to price out for Sunrise?

Most of Soft-Lite's offerings are superior to the Simonton 5500. Anything from the Bainbridge, Imperial Pro, Imperial LS, or Elements will be as good if not better.

+. I'd say the same for Sunrise with the exception of the Essentials.

The 5500 is not bad, it's just that as you stated originally, you may be able to find a better price-performance proposition

You should consider Soft-lite. Soft-lites lower lines are comparable to simontons upper ones. Do not get sunrises essential line. Sunrise seems to have problems with the strength of there sashes and frame. Another major cost is mark-up with dealers that sell exclusive lines. Some are very reasonable and some not so much.

Ya'll are great! THANK YOU for taking the time out of your day to answer me. I feel better already. I will check out Softlite and also get Sunrise estimate. I do feel like my discussions with Sunrise dealer is that they are out of my price range But, I will try. I guess they mark them up pretty high down here. I will definitely update this post and let y'all know.

Well, feeling a little frustrated. The Softlite Imperial LS from this particular window dealer (the only one that does Softlites here) was out of my budget. They want $879 per window. I don't know if this was just bc they don't do a ton of Soflite. Maybe their direct price isn't as good? With same dealer, the Simonton Prism Platinums would be $627 per window with tan on the outside, white on the inside and full screens. Any advice as to my next step? Feeling like my only choice is Simonton.

Have you had a conversation with that Softlite dealer about your budget? Maybe he is willing to move a little to meet your needs? It is significantly better IMO. Personally, I'd pay the premium for that upgrade given the gravity of the investment.

is the price for simonton white on tan vs soft-lite white on tan or white on white? How many windows are you replacing?

Price is reasonable if the softlite is 2 tone. If white only, probably high. It is the better window. Simonton is one of the more overrated products out there in my opinion

Soft lite price is 2 tone just like Simonton. The white looks very bad with my brick and trim. I am replacing 7 windows in back of house. With plans to replace front windows in 6-10 months. I am sure that Soft lite LS is a better window, but it is well beyond my budget of around $600 per window. Is there a better window than the Simonton for around $600 that I should be looking at? Are some of the lower Soft lite lines better and around $600?

The Bainbridge and pro are okay and probably better than the Simonton. I think that your budget is a bit on the light side for a quality window with 2 tone color. The Simonton is even running cheap at that price, so no, I would not say that you are very likely to find a better window with that option at that price.

I'd choose the Pro over the Simonton.
