Modin or COREtec...THAT is the question.

I've done so much research and think I have narrowed my choices (unless someone else has a different hat to throw in the ring). I have a large lab, no kids at home. Building a 2600 sf "aging in place/low maintenance" home. Subfloor will be plywood. Installing this in about 2000 sf of the home. (other 600 sf will be tile in bathrooms/closet and laundry room).

Please advise me as to the "better" choice. I think I can find a color within each manufacturer, so that won't be my deciding factor.

Will I need to "supervise" my builder's installer? I'm pretty sure he is a "handyman" who is in charge of various interior trim work.

How much should I expect my builder to charge per sf to install if I purchase the product on my own?

Often a custom contractor will send you to a reputable flooring vendor to select the floor. The vendor will give the contractor a quote that includes installation. Since the vendor's installers have considerable experience with the material, they should install to ensure quality.

I would contact Devin Scott at Flooret re installation cost of Modin. With a 40 mil wear layer twice the industry standard and lifetime warranty, I don't see how you go wrong with Modin. Modin can be installed click lock or glue down. Large expanse I would want glue down. You can glue down Modin with the click lock...but remember if floor is not level glue down will not prevent any brand of click lock from failing. I'm special ordering Modin without click mechanism to glue down, which saves 50 cents SF...down side is 3 months lead time. That works for me while I prepare subfloor and saves some money but otherwise would glue down regular Modin.

Regardless of brand installer should do a skim coat to fill in any gaps, screw heads, etc. Bumps, crevices, screw heads, etc., that are not addressed in preparation will telegraph through to the finish.
