Kitchen Plan advice really needed and truly appreciated!!

Thank you everyone who responds to this plea...[[(https://www.houzz.com/discussions/would-this-kitchen-plan-work-dsvw-vd~3703873)We have been working on this for quite some time and like this concept but have to work out some details.

Most cost effective place to re-orient the bathroom, but not moving it to another place in the house.

Where to put ovens and fridge. Should we keep hall open or close off some with additional storage. Should we open wall to guest room and close wall continuing cabinets all the way to outside wall. (not pictured in plan)

This is looking in from the atrium through the window in the middle of the hall.

The main entry door is to left.


Window currently looks into the bathroom. View from kitchen sink just on the

other side of the bathroom walls.


Change window into something like this. Two fixed windows and small door in between.


Looking at the window from the inside.

Looking from the foyer at hall and kitchen entrance from dining room.

White door would be where wall and cabinets or fridge and oven will be moved to.

They will come out about that far. The bathroom will come out as far as the slump stone to approx half of where the current glass cabinets are. Then the wall would oven up from there.

View into kitchen. Fridge/oven/cabinets (DBT) would be pushed back to behind where the door is now.

    Oh... I believe in your previous thread someone suggested moving the bathroom to the laundry room area. I think I would look into moving the powder altogether and maybe moving the laundry up to the bedrooms. Maybe you could totally open the kitchen to the atrium?

    Your suggestions are right on just no room in the budget.

    There are two walls that we are trying to keep that have the main plumbing and electrical. The one wall next to the toilet and at the end of the panty against the hall.

    What do you think of the plan otherwise?

    I'm not clear which walls you mean. Can you have a narrower bath+pantry?

    I think this is the current layout.

    12'7" would be tight for a working aisle and an island with seats (NKBA guidelines)

    I'm thinking something like this.

    Btw, I think you have quite a number of different posts about your kitchen layout, so I'm a bit confused which is your latest layout.

    Just noticed something similar was suggested by benjesbride in a previous post. But I think (if possible) adding 10-12" to the kitchen would give you a much comfortable space.

    Can you post a more detailed drawing of the right half of the house as it is now, with measurements?

    The two plumbing and electrical wall are where the toilet is and currently, and the end of the pantry next to the hall.

    We do have quite a few different plans. The kitchen is just so difficult and too many options. We did like BB's plan but the plans on this thread would create open space from the atrium to the view out back so you could see through to the ocean as you entered our courtyard. And I could see the courtyard from the stove.

    Note: rectangle next to the family room is a furnace that goes underground.

    Already know it is not an option to have the bathroom door anywhere near the kitchen. Not sure what we were thinking...

    Do you have a more detailed plan of the bathroom and laundry room by the garage? Showing doorways, fixtures, dimensions, etc.?

    What do you all think about this plan? A bit more out of the budget but makes for a bigger kitchen and keeps walk-in pantry.
