Can not change exterior walls/footprint (can change interior walls). Trying to figure out the best way to layout the Master Bedroom, Master Bathroom, Master Closet.

Also any thoughts on foot of tub at window (instead of width of tub along windows) See Option 1?

Goals:

• 2 Bedrooms, Assistant Office & Mudroom
• Good flow/utility
• Shows well for resale value

Important Notes: West view is special/prime. North & South view are nothing special.

Bedroom Preferences:

• Large west view
• Small South view
• Good sized sitting area
• Access to bathroom
• Access to closet

Bathroom Preferences:

• Feels spacious (entry view facing mirrors help)
• Good sized vanity
• 2 person shower
• soaking tub
• Some west view
• Separate toilet room
• Bathroom do not want shower window.
• High frequency use plumbing (shower, sinks, toilet) not against bed wall
• Bedroom access does not require walking full bedroom to get to bathroom.

Master Closet Preferences:

• Feels spacious
• Accessible from bathroom or bedroom

We are looking at the 3 options shown in links below, but all have compromises. (Note casement windows appear like doors in layouts, but are windows)
