Water or oil based poly for wood floor??

I am in the middle of sanding my white oak floors in my old house. I just have to fine sand. Here are my questions,,,

What machine do I rent to fine sand?
Do I clean with a tack cloth or mineral spirits?
my biggest concern is water based or oil poly. I have 2 kids, my biggest concern is fumes. Will water based be as durable? Do I put some.sort of sealer on the floor before finishing? It had oil based before from 50 years ago.

Any advice would be great! Thanks!

I just finished re-doing my hardwood floors in the summer. I went with a water based system from General Finishes(they have a complete line of products) and I am very pleased with the outcome. I sealed the floors with the sealer and then added the polyurethane coatings. The water based poly was easy to apply and has been quite durable (I have a very large dog that runs through the house). To clean in between sanding I used the microfiber cloths (i.e Swiffer) with a little paint thinner, this worked extremely well in picking up all the micro particles of dust before finishing. Good luck on your project, the pros make it look easy, but it is a labor of love.
