Master Bath Help

Our bath needs an update. Wish: larger shower (even just slightly larger) w/ ledge for products & to rest leg while shaving. Needs: new tile (floor & shower), frameless glass shower, new countertops, new fixtures (lights & plumbing), paint (walls & cabinets). Never use huge jacuzzi bath (if bath I use smaller tub in children's bath). Problems: Windows (windows on either sides of shower), door to bedroom (in middle of wall), these can not be moved (budget). Questions: do we spend $ on smaller tub? Or save $ keep same tub and just retile (better to keep tub for resale - prob move in 5-8 years)? How to expand shower w/ windows on both sides? Even if got rid of tub - can't see how to expand shower & stay in budget? Appreciate any advice - design, decorative, and/or budget wise. Thanks!

    Your shower isn't small. Try using a 32"x32" cube and you'll gain a much greater appreciation for how roomy it actually is. So, if you want to keep this below 40K, keep it at the size that it is, and keep the tub the same as well. And be sure to understand water proofing well enough to be able to vet a contractor.

    Or spend 10K on a new vanity, tops, mirror, lighting, and a new shower door, paint, and call it done.

    I agree about the size. Try getting a free-standing stool to use as ledge and for shaving. You'd have to spend a fortune to get just a little improvement here, and you'd be better to spend a regular amount on finishes instead.

    Bethanyp2, I have the same problems in my master bathroom. From your layout plan, it looks like making any major plumbing changes, would be very costly. I think adding a glass enclosed shower would open up the space, but it's expensive to do. Update all of the tile, add a coordinating tile around the tub, take the doors out from the front of the tub and replace with tile. Paint the vanities and add new hardware, and place the counter with quartz or granite, take out the large wall mirrors and replace them with decorative ones, new updated light fixtures, replace the glass wall between tub and toilet with a regular one. It's crazy how expensive it is to renovate a bathroom! We did one last year and plan to do our master next year. We will also be in our house only a few more years, so just want to update it enough for resale. Good luck!

    Thanks for all the advice. Yes, as you all mentioned, i should just replace the tile, paint, fixtures, glass and counters. To keep in budget where do you recommend shopping for the plumbing fixtures?

    Wherever your trusted contractor partner has an account will help you select the right fixtures. Then your contractor can provide an installation warranty. Customer supplied fixtures will never have an installation warranty, just a manufacturer's one. So, when that $10 shower valve that you found online starts to leak, it is up to you to pay the contractor to come and fix it. If he bought the fixtures, that fix is on him.

    Ok, good advice. Thanks! New tile, new paint, frame out mirrors, new light fixtures, and maybe frameless glass shower. Plus i definitly need to upgrade my bath ventilation fan.

    Not sure what your budget is but just as a reference, my shower is almost exactly the same size as yours except my pony wall from my tub is a little higher. My new frameless shower door cost me $1550 for removal of the old and install of the new. It's amazing how much larger the shower feels with the new door.

    Do not know what your budget is so it is hard to make a suggestion...however if it were my bathroom I would do the following: Relocate the vanity. Get rid of the tub. Turn the toilet. Add a half wall between the toilet and new shower with glass above. Change door to a single in swing door. Nice size shower about 4.5x5 allows for seat. Add a hand spray as well as standard shower head. Put in a niche or two for shampoos and soap.....add a steam unit and body sprays LOL
