Any suggestions on final house plan?

Due to the size of our block (14m x 30m) we've had a custom plan drawn up to try and make the living areas feel spacious. Had hoped to have a walk in pantry, rather than a corner, but just not able to fit it in! We think this is the best we can do, though wanted to test it with the wonderful Houzz community!

PS. North is to the top left corner of house...

    I would have your sink placed in the island or the stove

    And I would not want to enter the house from the garage or front door and have the master so close. There is no sense of entry w the narrow hall and rooms off it. Any, any way of putting the master above the garage?

    We agree. The long hallway feels a bit awkward. Like Karilyn suggested, do you really want guests to walk past all the bedrooms before arriving at the communal spaces? Plus, a very long, narrow hallway can start to feel claustrophobic. We'd suggest moving the communal rooms closer to the front of the house and move the bedrooms towards the back of the house.

    This is a big lot you sure you don't want it to have two floors.

    Same as everybody else ..hate to walk past all the bedrooms to get to the kitchen etc ! the layout needs a rethink

    If you have your laundry next to the garage can you extend the laundry room out to the same width of your garage so you can enter the home from the laundry room instead of going from garage into home hallway. It would eliminate an extra door and the laundry room would also be used as a mud room. Lots of decisions when having a home built, hope you enjoy the process as it is exciting to have a new home.

    Hi everyone! Thank you all for your comments! It is our son's first home and unfortunately have quite a few covenant restraints, so trying to get the best layout for the block.....

    @Claire Larece - thanks Claire, personally not a fan of a sink in the island as it is only 800mm wide, though see it done a lot when not a lot of bench space available. Toying with placing it on bench facing alfresco, even though it is to be a servery to the alfresco. And adding a 2nd floor would put us over budget unfortunately!

    @Karilyn - agree with you about the hallway! Just haven't been able to come up with a better idea that doesn't compromise the bedroom sizes! Could swap a bedroom with the media room to break up the hallway, but that would mean the bedroom is facing west in summer and would be very hot. Also the courtyard is at the rear as there will be 3-4m of lawn before the boundary, whereas there is only 1.5m of space either side of the house to boundary. Unfortunately the garage wall is a 'build to boundary wall' so only 200mm from wall to boundary, so unable to enter through the laundry & covenants won't allow a side entry! :/ Appreciate your suggestions though Karilyn!

    @agardnerdesign - now that is do-able! Will have a play and hopefully that will give a wider entrance and get rid of that 'dog-leg' in the hallway! Thank you!

    @Tim Barber - yes it's not ideal .... we placed the living areas at the back as it will be cooler in summer up that end of the house.

    Put French doors on the media room to keep the entry feeling more open and I'd get rid of the nook and just open that area up. The shorter more open that hallway feels the better.

    In the masterbath I would put the shower against the wall not the toilet. The master shower then could be made to take up the entire side wall making it almost twice the size. In the second bath I would remove the shower all together and just have a shower/tub against the exterior wallthen the toilet next to it. The master closet can now go into the space the toilet is in so it's made more narrow and not so wide. Not liking how you basically walk around the closet in the hall way. I think opening the front door to a hallway you can see the end of would be better and brighter too. Have glass in that front door as well!

    There's no entry closet either? Might want to rethink that by bumping out a small space into the front of the garage

    I'd put some sound proofing insulation on bedrooms 3 and 4 between living area and bedrooms and also between media room and master bedroom

    Have glass in the door for the exterior laundry room door so it's not a dark area with no natural light.

    The front door should open up in the other direction so it ends up against garage wall. It would be better to walk in the front door and see French doors into media room then look at a blank long wall. Sorry I'm so interested in making this floor plan function better :-)
