Wow, where I live the staging is often paid for by the listing realtor. And depending on the price of the property the photography, videography and physical brochure are paid for by the realtor too.

Rita, the Realtors here (S FL) pay for professional photography, videography, brochures and advertising (online and offline).

Staging is paid for by the sellers typically in my area. Occassionally negotiated with the Realtor paying some or all of the staging expense. This expense is generally paid up front and not at closing IME.

OP, if you are the Realtor you can add it in the listing agreement.

If you are the staging co, have an attorney write up a good addendum for you to use when getting paid at closing.

So your median price is substantially higher than our median price here in Palm Beach county...not Palm Beach island :)

If we had your median price, we probably would include staging as a standard Realtor expense too.

im not sure this is the best option incase they do take it off the market but i figured I would get more staqging jobs this way

You can do it this way, but make sure they have skin in the game by paying at least a portion up front or a monthly fee or set it up that if they choose to delay payment to closing you get a premium. Make sure you protect yourself if they cancel the listing. That is one of the reasons why I strongly suggest an attorney to write up the addendum for you to use in these delayed payment instances.
