Gotta ask - why are you doing the laundry room first and the kitchen last? I might suggest the kitchen would be higher on my list.

Cost? More than you estimate.

We are doing the laundry first because it DOES NOT function at all! We recently had the dryer vent almost start a fire & found mold in most of that room. And with a 4 month old, its high priority.

I can live with my kitchen and its Baby blue with clouds glass-ish counters. (working in the countertop industry ive never seen anything like the ones i have lol)

I've got a four year plan to do everything. I did the master bath last year because of water damage. Also had 26 year old roof replaced and a new rear entry door (bottom rotted out). I'm now working on my laundry room because my washer broke and the dryer was on it's way out, so I may as well spruce it up a bit with paint and accessories. The bedroom are next, as the need new carpeting and paint. Hopefully, the kitchen will happen Spring 2019. Living room, dining room and entryway will happen last.

As you can see, I'm doing what needs to be done first! I figure, with contractors coming in and out, the can do the entryway on their way out!

Exactly ! we could easily do the kitchen first! but i am trying to be practical and do what is NEEDED before i do what is WANTED!

Just keep in mind that if you're doing things like taking down walls or putting in new flooring, that all has to be thought out ahead. As in, you can't just put new flooring in the kitchen and hope to find the same floor five years later to run it into the living room.

I am either going to buy enough to do everything the same with 30% waste or live with the floors not matching.

The floors in the living room, 2 bedrooms, office, hallways, and sunroom are all the same original hardwood and we do not plan on removing them.

The bathrooms, kitchen, and laundry room would get new floors along with my bedroom. So either i buy enough do to them all the same or do different floors.

what would you suggest?

Have you already tested for lead paint? If it needs encapsulating or removal, it will affect your budget. Also, be prepared to test for asbestos in ductwork (etc) once walls are opened up.

I forgot to add, have a laundry sink if you possibly can. Have it so that you can really work with large objects, like a real utility sink.

We have a farmhouse that was once a farm. We sold most of the land to other farmers so they take care of our land for us. We still own about 10 acres tho in which we run a family business from.

We do have a laundry sink which i would like to upgrade from the 6" depth bowl to something larger.

Our new washer & dryer are being installed professionally and they are running new dryer ducts for us. We went with front load so we can install a counter ontop of them for folding and ironing and what not.

Thank you all for all the advice. I will have to post some stuff in the remodeling section and see what comes up.

My first step would be testing for lead paint and asbestos. Those results are going to have a big impact on the budget.

I think we are good on both of those..but with having a newborn I am still going to get it checked. THANK YOU!
