Help with den/office/exercise room for Senior apartment

My parents recently moved into a 1 bedroom + den in a Senior Living community. I had great help and ideas from users on how to layout the furniture in their living room. Now I'm trying to figure out what to do in the adjacent den area. This small room needs to function as an office--desk area (computer, printer and maybe shelves/book case), a hobby room for my mom's crafts (maybe a table or desk/table combo) and an exercise area! My parents have an exercise machine they do not want to part with and it takes up a large part of the room. Not only is it an eyesore, it is also awkward to put furniture around. I have no idea how to make this room functional with this equipment in it. There is no other place for it, so it will have to live here along with any office furniture.

There is a closet that perhaps could be used to house the office area? Or perhaps the nook area to the right of the closet (41" wide) would be better for an office area?

I think the furniture to include would be a table/desk, bookcase or shelves, chair+side table? I'm open to suggestions on furniture pieces but would love ideas on how to make this room function! I've attached the picture of the apartment. Note, the den does not have doors. I also attached a picture of the exercise machine. My dad hung up the picture (needlework) art my mom made from 40 years ago and thinks this room is good to go! LOL! Please--I need your thoughts and ideas. I'm clueless!
