New contemporary house in Houston

We have submitted our plans to the our HOA for approval and will be selecting a building contractor soon. I am paying for the house as we go and want to purchase most of the finish materials myself. I’m trying to develop a contracting philosophy that will give me a fixed price on the basic structure and keep my contractor engaged to oversee the suppliers I use. Any suggestions? I thinking a construction management fee might work.

    This is a confusing posting.


    Are you acting as a general contractor? If so, how do you propose to get a "fixed price" on labor and materials?


    If you have a building contractor, what is his/her role?


    Construction management is a role in which an experienced individual oversees the contractor and sub contractors for performance, i.e., construction management. The general contractor and sub contractors function in their normal and traditional roles.

    I would bid a general contractor. I will directly purchase materials through my architect and will have my suppliers install most of the items. I want my contractor to manage or oversee the the suppliers work. I hope to get a fixed price on the basic structure. If this isn’t clear just ignor the post.

    The good contractors I know would never agree to that kind of arrangement. They would lose way to much control of the timing, coordination, ordering the right quantities, accessories etc. It's one of the main reasons you want a general contractor. Ordering and coordinating the finish materials is super important and a lot harder than it looks.

    Back to the drawing board on the whole plan. You won’t get any bites. The full time job role of a GC is to do all of the things that you think you want to do. Like hiring subs. He has no leverage over them for anything otherwise. A GC can actually do all of that, and keep things rolling on some sort of schedule.

    If you want to be the GC, jump in and be the GC. But be sure that you know enough to do the quality control and to find good subs in addition to the materials purchasing and scheduling (which no one will pay attention to, because you don’t give repeat business.)

    And you need to talk to your bank. Cash builds make little sense when money is this cheap. Even if you want something odd, or way too expensive for your surroundings, you want a loan. You want the protection of a loan so that if cost overruns use up all of your liquid assets, you don’t go bankrupt or have to stop the build. Even if you have the cash, and the risk factor has the bank wanting 50% of construction costs down, you are still better off doing it that way.

    And the bank will also help to fill in the gaps in your ignorance of how the construction world works. You’d think that the architect would have bought you a vowel or two, but apparently not. Which is a pretty big red flag on the design portion of the project. No architect that I know wants to be out buying shingles. He’ll specify them on the front end, and then be done with that. That’s the GC’s job.

    Maybe in your neck of the woods but I found this stereotype to be mostly untrue. Especially if you can pay without setting up an account. Guaranteed $ without wait is always attractive.

    Maybe your suppliers aren’t very professional?

    You won't be saving money purchasing the materials through your architect, and like the others have said, there is no leverage for the GC. You want a GC that will use his subs (or some of yours, as we did on our last build) and buy materials. If you want control of the money/to write the checks, find a GC that is willing to let you. We did that on a remodel (and thank goodness, because he went belly up at the end, but we were protected). You just have to be prepared to write checks on Thursday for Friday or when needed.

    What on earth will be the advantage for anyone in this arrangement . The next post from you will be my builder is not moving fast enough maybe because the stuff I ordered my self has not arrived so it can’t be installed.

    I want to go to a restaurant and have them cook me dinner but I want to buy all of the food myself and bring it with me. Same difference.
