This is the second floor layout. There are 3 bedrooms on the second floor I could give up some of my master closet but it wouldn’t be close to outside wall

If the floor can be beefed up I should still be able to use a Bosch which would fix in the closet. Now just to find the best place to locate them.

I will need a floor plan with measurements. Also I am having trouble understanding the floor plan you posted, what are the blue lines? Where are the sinks in the bathrooms? Please post the floor plan as it currently exists....

I redid the floor plan for entire second floor. Hopefully it’s easier to understand. The masterbath and current laundry room will for gutted for the remodel and installation of the second bathroom.

Where is the closet in the bedroom by the stairs? Please add doors to all rooms as well. I am assuming the "new bath" is for the other 2 bedrooms? I think you said the old laundry room is where the new bathroom is. So all the plumbing is on that side of the hall?

Yes all the plumbing is on that side of the hallway. There is a washer dryer in the location where the new bathroom will be. I need it to accommodate the two other bedrooms. In the original plans there was a second bathroom where the master closet is 25 years ago it seemed like a good idea. I thought about putting the washer dryer in the bedroom closet on the backside of the master bath. I plan to put a tub shower in the new bath and just have a shower in the master.

Without other info I rigged up a plan for you. I am thinking all the plumbing is in the corner of the house by the two baths, so I wanted to keep the washer/dryer unit in the same general area.

I moved the guest bath into the second bedrooms closet and added a laundry room where the guest bath was, taking a little room from the master shower which was huge. If you can add a closet to the second bedroom then it should work. If the room is too small for that then would have to rethink it all. I did not have those measurements so just guessing here, but it might give you some ideas.

Thank you Rawkwtgrl I hadn’t thought about putting the new bath in that location. I’m going to consider that.

I have a Bosch stacked front loader set in a closet with a condenser dryer. It works very well. Previously I had the same brand stacked in a closet in an apartment on the 12th floor. No issues.

I have been using Smartdraw trial and playing with the layout. I’m not that good at it but was able to put on the bathroom measurements and try a few things. The first has washer dryer stackable in the master bathroom and the plumbing as is toilet shower and sink. The second I moved the plumbing and really like the location of the toilet but wonder if the added expense to do so would really make my bathroom much better. Note the toilets in both baths are going in the other direction but I was not able to rotate it in smartdrAw for some reason.

Hoping this is a layout I can use.
