Does "as is" condition really mean "tear down"

There are 2 or 3 areas we are considering when DD2 graduates and we may move. Winter Park is one of them. So I periodically look at homes there.

I have a crush on one, but it is offered "as is," for a circa 1921 property on a waterway in FL in the same family for ~50 yrs. I can only imagine. It also conveniently leaves out a lot of images (the original boat slip!?) and a hidden spa. The floorplan def sounds a bit whacky and chopped up. However, I like the location and the charm and, most importantly, the access to the chain of seven lakes. I actually prefer a house that, like this one, needs all new K and BA. But if it is a complete tear down, I think it might be overpriced. WDYT?
