need advice on new family room

Hi All,

We're in the beginning stages of planning a family room addition to our split level house. We'd be removing our current slider and creating an opening to the new room, which will be 14 x 22. Nothing is built yet. There is a patio off to the right side where the new slider is located, and beautiful garden views from the other two sides. In a perfect world we'd make this whole room a bit wider, but that isn't an option - the window in the kitchen and in the lower bath cannot be moved, so this is as wide as we can go.

Here's the plan:

The new powder room will be much appreciated for guests as we do not have one on this level now. It'll also be handy when working in the gardens or in the hot tub instead of trudging through the house like we do now.

We're planning on adding a gas stove similar to this one, and this is where I'm struggling. We were thinking that between the two windows on the 14' wall would be perfect, but is there a different location that makes more sense? Where would the television go? We will be buying all new furniture for this room - a small couch, two chairs, maybe? How would you arrange this room???

I would move the powder room door to avoid it opening into your new family room. How are you planning on using that area between the family room and existing space? Regarding the gas stove, is it a main heat source or a focal point? I suggest that you plan your furniture placement and then decide where you want your stove. Since it projects into the room, consider fire and safety, too. Just practical things that I would consider. Good luck with your project.

The powder room door is fine where it is because moving it to the left wall would have it visible to the dining room, which is not an option I would select. For further powder room privacy, insulate the walls for sound control and use a solid core door for additional sound control. Nobody in the family room needs to hear what may be going on in there. I also suggest a good exhaust fan to send powder room aromas outside through the wall or roof. I might also suggest the exhaust fan be wired to turn on when the powder room light is turned on. As the only bathroom on the first level, it will get a lot of use.

Thanks for the comments! We placed the PR door there specifically for this reason. We're def planning a solid door, and I will mention soundproofing to our contractor.

The gas stove is both a focal point and a heat source. We live in western New York and it gets cold here!

We're hoping to put a small bar-type cabinet (not a "sit-at" bar) to connect the two spaces.

So the footers are poured and we’re making progress! Bumping this up in hopes someone has some thoughts for us. We need to figure out where the wood stove should go (we’re thinking between the two windows on the north (top)wall, and where a tv could go. All furniture will be new with the exception of a 42” game table we already own, so any advice on furniture placement would be welcome too. We’re also thinking about furnishing the transition area between the dining room and addition with a bar cabinet. Thanks all!
