I have done the math for my areas average cost per square foot. But, I am wondering how the large garage effects that price. My budget is $150-$200k and I think this plan will be way over my budget. Thank you.

I don't care if you live in the lowest COLA in the US. There is no way you're going to build a house for $88.10 a square foot and that's using your top budget.

Nope, not possible. I live in a very low COLA area and a complicated house like that would be a minimum of $115/sf.

Perhaps you should focus on buying an older and much smaller existing farmhouse rather than building.

I would never build a house where the garage looks bigger than the house and I have no idea where this would be built within your budget.

Look at Zillow for new construction in your area. Nobody is going to build you a custom, overly complicated house like this for anything less than the going rate.

It totally depends on the geographical area. Our builder does impeccable work and isn't cheap for our area and his most expensive builds are $150ish per sf. He estimates ours to come in around $135-140. However, we are in a low COLA.

Even that will not build this house within budget. That is reality.

There are hundreds or thousands of decisions that affect the price of your home. Is the foundation slab or basement? If basement is it minimal height or ten feet? Are your walls 2 x 4 or 2 x 6? What Rvalue for insulation, what type of windows are you using, what kind of siding and shingles? Gravel driveway 40 feet long or concrete 120 feet? $400 stove or $7800? No one can give you pricing without all the choices any more than you can tell us how much dinner costs. Are we going to White Castle or the Eiffel Tower restaurant? No one is trying to be mean or stubborn—we really can’t tell you.

True we can't tell you pricing except nowhere nowadays in the US can that house be built for $88 square foot even if everything used was minimal code and lowest builder grade materials.

A house trailer is 100K and then find a lot for 20K, with 30K left for driveway, septic, and utilities. If you pick the right lot. Done.

You have a very nice, and quite luxe, layout. I agree with others that it would be far more costly than your budget would allow, just about anywhere. Consider your lifestyle and time of life--perhaps you can scale back if you are an empty nester. I also agree with Patricia Colwell Consulting that your garage looks out of proportion to the home. Based on my experience, 3 car garages are overrated (my husband has filled ours with everything BUT cars!). Also, consider the property on which your home will be built. If you have room, a nice she- or-he-shed may be a less costly option for extra space. You have many options. A country-style kitchen can be put into a fixer, and so on. Don't give up on your dream!
