I agree with ProSource Memphis. This is a for profit money making venture so best to not ask folks for free help which only serves to increase your profits at their charitable expense. Especially so since you haven't bothered to offer advice to anybody else here although it looks like you have the expertise to do so.

Flipping in this climate, and you don’t have all of the needed design and skilled trade work in house, DIY? Good luck with not losing your shirt on that one. Even not in a bear climate, if you dont have an in house designer, and in house labor, you’ll lose your shirt trying to flip. It ain’t TV show simple!

Excuse me I am project managing the project however I have a whole design scheme as well as all of my skilled subs lined up. Just was seeking advice on whether or not my design ideas were headed in the right direction. So please keep your negativity because you don’t know the details of the project.

It’s not Fivver. If you need professional help for your money making venture, and you surely do, you hire and pay the local going rates. You don’t try to crowdsource outsource panhandle it and pay nothing, like all the other shortcuts that flippers do. Otherwise, you pay the bigger price of poor resale for your shortsightedness in not including design costs (or quality) in your venture.

I’d rather give a sandwich and a blanket to a panhandler. Want a Subway turkey club? Oops, you’re not a 501c(3) and can afford it yourself. And paskudnyak, you can afford to pay for professional services too.

The information you are looking for I very micro market specific. You should ask your realtor this question: “in this market, how should I decorate/design my colonial flip house in order to get a high price and quick sale ?”. Good realtors will be happy to give this advice to their clients since they make a commission on the sale and this information will make the ability to get a sale easier.

Further, you need to know what sells or at least the target buyer in your specific neighborhood/area. Your design choices should be tailored to your market. The Young first time buyer is very different than the empty nester luxury buyer.

And I find it odd that while you can write the above, you have not offered any comments or help for anybody else's building questions. Just two posts with questions on your money making projects. Not that that's a requirement to get help here. The profit oriented nature of your project aside, I find it odd that you highlighted the above.

Many of us pros do remote design work, if you’re looking for help and can’t seem to find it locally. I specialize in Kitchen Design. Several are Architects. Some are Interior Designers. Although, in a large metro area like yours, I can’t imagine not finding a good designer with which to work! Jay, if you're still tuned in, let me share my experience that all real estate is local. Design preferences are, too. I think it will be worthwhile hiring a local interior designer to guide you with respect to what would best sell in your market.

@Jay Guerrier your question was too broad. And there are a lot of folks' on here who love to share their thoughts. If you had posted a more specific question showing your ideas for example and asking do you think this is too risky for a flip in a colonial in Mass, you'd probably get some helpful responses. You'll still get the certain amount of random thoughts but you can ignore. Best of Luck. I work for a staging company and we do lots of flips but in the midwest.
