If you have to install new wood look for a lower grade. The grade of wood flooring is just the look of it not necessarily the quality. A #2 red oak will perform just the same as a select grade but the cost is much less. Some mills #2 looks as some mills select grade. Can be stained too suit your taste.

I use select grades often in projects when meeting a budget. If you have a great installer/finisher, only a really good flooring guy (maybe) would know the difference in the finished project. I think an engineered product is ok as long as it is one that you can refinish at least once. When you get into that catagory of engineered product, they are usually not at the lower price points. I would not choose an engineered floor that can't be refinished unless you are flipping. In my experience, bang for your buck is site finished select grade oak. The mess and time are worth it. Thanks for the great advice. I may have found the right home, it has all carpet for flooring, so i really appreciate the feedback everyone has given me! You all have been so helpful! I'll be 50 in November, maybe I'll get the floors re-done for my birthday or I can wait and Santa will bring them for Christmas!
