In the house that I built, The Laurel Cottage, I moved it from the kitchen to the bedroom hall entry to the bathroom. Of course, I had to rob some space from the closet to make this happen. We used stackable W/D and no vent design, full size.

So the original plan has washer and dryer in the kitchen, standard size, side by side (not stacked), correct? Beautiful house you're building! thank you!

350K, not including the land. It was for my sister so a regular contractor would be much more.

that's a full foundation, I did the electrical and all carpentry. Another contractor did the roof. Another did the site work and plumbing/hvac/heat pump. 350k was the total 1000 sq ft.

This is a very cute house. However, it appears to have very few windows in the main living area. There is one small kitchen window, no dining room windows and the living room has only two windows that are covered by a porch. I am wondering about the lack of natural light. Is this to help achieve net zero efficiency? We have a passive solar home with many south facing windows that let light in during winter which but are blocked by an overhang in the summer. It is not net zero but very energy efficient. There is an abundance of natural light.

I told my sister if anyone asks it's 600k. I am too old to work any cheaper and I find it more profitable to build houses for myself and either move, selling my primary residence, or pay the capital gains tax. But, that's the market in our area and the exterior is all Hardie board and PVC. I used a lot of the best materials (because that is what they wanted) and that was costly. We wanted the older look with minimal upkeep.

Would love to see your take on w/d area! Going to tear down an old lake cabin and build something like this. W/D and a dishwasher is a must! Moving from 3k foot to 1k foot will be an adjustment, and of course we are aging so larger doorways and bathroom access is a must! NO STAIRS either.

I just noted that the original house plan had a flat roof over the front porch, however, it looks like you modified the design and placed a small pitched roof over the front porch. Is that rigth? I like it your way much better and that it does not have a flat roof at all. What kind of roof is over the back porch? thank you!

I believe the cottage pictured is actually the "Oak Leaf Cottage", 800 sq ft. I built the "Laurel Cottage", 992 sq ft. I have not seen the full blueprints for the "Oak Leaf Cottage". I Hope this helps?

The pitch on the main roof is 9/12 and the adjoining valley/roof is a 6/12 (extenting over the porch). The valley rafters and jack rafters are a tough cut if you have not done this before. Or, you can order trusses but the interior ceiling design is a bit different in the Laurel. This was a challenging frame for me. I was quoted 35K by a framer, but he was taking to long to get the job on his schedule so I did it myself. I did a lot of research and found that the cut on the jack rafters to the valley was roughly the difference of adding the two together and divide in half. The hip jacks and roof are not that hard.

The back porch roof is a hip type roof with the front/main being 1.5/12 and the sides 3/12.

Could anyone tell the color of the metal roof? is it Galvalume or a painted silver? also, whst color brick was used for the bottom. it looks ama!!
