I can't read the measurements, so I don't know if this will work. (The plan gets smaller--not larger--when I click on it.)

If this is a new build, I'd suggest trying to find space for the laundry in the bedroom hallway.

How do you plan to use the pantry? Just food? Small Appliances? Costco stockpiles? Paper towels? Dog food?

That's a good idea--there might be space under the landing for the stairs, for drawers for extra mudroom storage. (Unless the stairs lead only to the basement.)

Random thoughts:

- A front-facing three-car garage will dominate the front of this house.

- Like the kitchen, but I think the pantry space could be improved.

- The door between the mudroom and the kitchen is an ideal spot for a pocket door (or a swinging door).

- As someone else said, are you using the large space under those switch-back stairs? You're paying for it, so you should use it.

- No fireplace?

- Note that the master bedroom and the wall that will probably house the TV share a wall. Could create sleep problems.

- The hall bath is a real low point. No natural light, the sink is miniscule, and you have no storage at all. The door isn't particularly close to the two bedrooms.

- I like the location of the master closet -- one less door IN the bedroom.

- I'd consider an exterior door in the master bedroom. Why? 1) Fire safety; it's pretty far from the other exterior doors. 2) Consider bringing large furniture down the L-shaped hallway.

- The master bedroom and the corner bedroom would both benefit from windows on the left-side wall.

- The vanity in the master bath doesn't appear to be large enough to support duplicate sinks AND any drawer storage.

- The secondary bedroom closets are skimpy. Will someone use these bedrooms full time?

Why not a reach-in against the stairs? Extend the pantry/kitchen wall across, add some doors and shelving. Viola.

Its a bungalow so no space under stairs for pantry.
