Ideas for a residential project on a triangular land

I have a triangular land, approx 1.85 Acres and wanted to develop a small residential community of about 9 houses, approx 3500 to 4000 sq ft per unit. How would you sub divide the land? Below is a sample of what I have, can anyone make this better?

    I think you will need an architect from the beginning to make each house special to the plot it is planned for. Is this some sort of new deveopment area? There might be all kinds of rules so we need to know all of that too.Is this your area of expertise or are you at the mercy of pros for everything.This is a big project needing copiuos amounts of money and I for one need more info since I am seeing all these lots around this one of yours so wondering what the overall plan is for those.

    What geographic area? What are the rules for lot sizes? Is the electric power line overhead going to be moved?

    Your municipality may have something to say about density and set backs. Looks as though the lots immediately adjacent might be the norm for your area. In that case, you might only be allowed to build 2-3 houses on your plot.


    I believe a private road has to be 27ft. wide to allow for emergency vehicles.


    That seems like way too many houses and way too much square footage for so little land. Driveways? Garages? A house can't be landlocked.


    But perhaps this is not in the US. Then this is not the forum for your information.

    @Patricia Colwell Consulting the image I attached is an illustration by my architect. Just wondering if there are better ways to utilize the odd lot


    @apple_pie_order This plot of land is not in the USA, it is in South East Asia. Lot size can be adjusted according to our proposal, as it has not yet been submitted to the municipal for approval. Unfortunately the electric overhead cannot be moved, in fact it was only recently installed. Although, on the reports and study there are not health risk to living too close to power lines, perhaps, you can give your opinion on the development being near to the power lines.


    @BeverlyFLADeziner You are right, this property is not in the US. In terms of Sq Ft, the whole lot is approx 80,500 sq ft. May be a bit overkill for just three houses.

    If your access road can extend farther, you could switch to a curved entry to the private road by cutting off the most pointless part of parcel G. This gives you a lot more room by area A/B that could could allow you to fit in another lot. If you switch the little driveway to lot D to the L side of C/D seems like you could maybe add two more lots?

    I think it is impossible to comment on all the issues you might encounter in Asia I have to say it looks like the other plots are much larger per house but I have no idea what is allowed where you are. The fact tha underground services were not part of this is IMO weird since that makes it so simple to do at this stage

    Sara, that 9' wide 'access road' is smaller than a driveway.

    I assumed that because we don’t know any of the exact restrictions, she was basically just asking us to imagine different configurations of how to divide up her triangle of land, no?

    It’s either her job to figure out if other plot shapes would work with her utility and land use restrictions. Or if we’re to take those types of things into account she should list all the restrictions, right?

    I assumed shapes as small as the smallest plot on her map were ok for her. If you are worried about the width of the access road making a turn impossible, then she could make the opening of the access road I drew wider?

    It seemed to me that plots G and A are the least well configured if the goal is to maximize the number of plots. Both G and A are quite large, but because they are thin triangle shapes it’s hard to make good use the space. A configuration that makes blockier plots (like my sketch does for both G and A), allows those plots to be smaller yet similarly useful.

    Or am I completely misunderstanding what she’s asking here?

    Thank you @Sara S for the suggestion. Here's another picture of the re proposed idea. I've changed the layout in a way that Plot A, B, C, D, E have a more rectangular plots. Not to sure if Plots F,G, H, I are maximised properly. The shaded in green is the access road. Our country requirements is to have a 9m wide road for any development > 6 units. Setback is 3m from the fence, front of property setback from main road has to be 4.5m and minimum width for a detached house is 20m across.

    I like the row of lots across the top property line. It’s makes more of the lots the same as each other which seems simpler. Maybe many could fit the same shaped house.

    What if you tilted all of the lot lines. In my imagination that makes it easier to fit a convenient to access parking spot in the front corner of each of those lots.

    I can’t quite tell if there’s room to fit a fifth lot on the bottom half of your parcel with a similar tilted lot configuration there. Maybe? That’s what I sketched up here
