We live in the Boston suburbs and are trying to budget for a two story addition (highlighted in yellow).

It's hard to tell if our overall project budget of $240k is reasonable or not.

I'm having a really hard time figuring out the difference between the construction budget and everything else like materials (appliances, tile, fixtures, flooring). Exactly what materials are included in the construction budget and what aren't?

Outside of the construction costs, I'm budgeting this for materials:

Kitchen: $55K

Master Bedroom/Bath: $25k

Mudroom: $10K

That means, to stay within our project budget of $240K, I need our construction costs to come in at $150K. Am I doing this right?

I feel really good about the estimates for materials I've made in the kitchen, bedroom/bath and mudroom. And we had a contractor propose $153K last summer.

Still I'm terrified of what I might be missing. Do these numbers sound reasonable? Outside of materials and construction costs, what else should I factor in? Are there additional costs I'm leaving out like labor for electricians and plumbers?
