Full Bathroom Layout Help!

We need your opinions. We have a second floor currently with 2 full baths and 3 bedrooms. The one full bath is a Jack N Jill. The bedrooms currently have reverse door swings and the J&J bath has 30" doors that hit eachother. We are debating before carpet is installed whether to just replace the J&J doors with 28" doors so they don't hit and keep the awkard swinging bedroom doors to have a J&J bath, or change it to a hallway full bath. Any suggestions would be helpful. I have posted the current layout and proposed layout photos below. We move every 2 years so resale is more important at this time. Thank you for your time!

    Here is an option that gives the bedrooms a bit more privacy when accessing the bath and also from other public spaces. I think one sink with more storage would be better.

    Thank you @Tracey Woods - the hallway doesn't open up below and is really private.

    Thank you @houssaon - so with this option if we create the walkway it takes the bathroom size down to 9ft when it currently is 12ft long, creating approx a 40" hallway. For resale value do you think a smaller bathroom is ok with less countertop and one sink?

    It really depends on what is around these two bedrooms and bath. Is it a long hallway or public space like a family room? If it is a long hallway, then the larger bath is better. When you have double sinks, there is less storage.

    I never like J&J bathrooms so I would go hallway entry .

    Yes so upstairs is private… at the end of the hall is a huge bonus room, across from the right bedroom is another full bathroom, down the hall to the left is another bedroom, stairs are around the corner from bonus room. I’ll see if I can layout and submit picture. Thank you!

    Jack and Jill bathrooms need privacy locks like any other bathrooms, but the users must remember to unlock the second door before leaving. I solved that issue by installing key-lock doors with buttons inside the JnJ bath and the key side on the bedroom side. Then I hung a key on the bedroom side of both door jambs. If one sister forgets to unlock the second door, the second sister has a key. Nobody needs to go around through the other’s bedroom if someone forgets to unlock the door.

    Is there a master bedroom suite on another floor, or is one of these the primary bedroom? It would be nice if one of these bedrooms opened to a bathroom.

    If you want to keep the bathroom as a J&J, you can change the doors for pocket doors and I would change the swing of the 2 bedroom's doors.

    I like your 2nd picture as it gives you more storage in the bathroom.

    I like the last layout the best.

    True, you get a longer bath with the Jack and Jill, but it is used up by the swing of the doors. Most children will brush their teeth at the same sink when they are young, but don't want to share the space as they older. Since the is another bath, it can be used as well.

    The wider hall give a bit more separation for the bedroom doors.

    I like the last layout too. It is more private and only one door for the bathroom to lock. The only disadvantage is less storage than option 2.

    @emilyam819 - yes the master suite is on the main level.

    Another option to add a bit of storage in the bathroom is to steal some space from one bedroom's closet.

    @suzanne_m Thank you for the idea. I just bought all new ccustom closets for these with built in desks in the two kids rooms. So I can't steal any room now. :( - I do have to think the pocket doors tho because I just realized I have a attic access that will be right in the middle of the wall i move. hm. Thank you for the idea tho! :)

    At least no one is jealous about one having a bigger closet ;). Actually, the pocket door's idea would not have worked with the added storage I put in the last layout.

    Is an upstairs laundry room necessary? Just thinking that 2 full hall baths for 3 bedrooms is overkill.
