kitchen / space designer

watching Jasmine Roth and Jennifer Todr appeals to the “what can we do with this space”??
After three local “designers” have seen our kitchen space. Each have presented a hefty cabinet expense but not a workable kitchen space.
Albeit The space has alot of corners, windows and doorways.
Open to removing walls and relocating a bathroom/ laundry area.
Just havnt come up with a kitchen that supports a major reno.
Designer vs kitchen planner vs contractor ???? B

Hire a kitchen designer. Have a several hundred K budget.

    Or move.

Or accept that this isn’t your dream home, and the cost to make it that isn’t worth it.

If the only solution will involve moving walls, windows and doors, maybe its time to find a good architect.

IMO you had interior designers not kitchen designers look at the space . So get an independant KD look at some kitchens they have done and here we need more info some pictures of the space would also help. Then a really good idea of the budget and what you hate about th space as it is.Your drawing needs to be to scale so what scale is this since it is not sed everywhere. How do access the DR now from the kitchen? Can plumbing be moved easily ? Pick a scale and use it properly so often only part of a square on the graph paper estimates never work for kitchen design. It also needs to have appliance sizes provided .

PCC. Thank you for the suggestions.
What we dont like is there isnt counter space. Its 1960s and over due for updating.

Appliances: 30” Double ovens, 36” gas cooktop (vent), 24” dishwasher, 36” refrigerator, microwave.

We Need space for small appliances: Mixer, blender, fryer, processor

Must haves: Counter working areas. Pantry storage. Seating area.

    Wishes: Coffee / baking area
    Cook area away from seating

The dining room is larger and mostly unused space. Which led to “remove the wall”.

Plumbing/ electric / gas are accessible. The basement is unfinished.

The kitchen currently has 5 doorways. An outer to an enclosed porch, one to the laundry/bath/pantry area. A door to the basement and two pocket doors to the dining room and living room.

I love windows which limits the upper storage.
Removing the wall between the kitchen and dining room brings in more natural light but sacrifices upper storage and appliance placement.

The rough layout was done with 12” squares in mind to get a sense of spacing.

    Thank you.
    Suggestions appreciated !

Photo 1 - entering the kitchen from the living room/ hall. Basement stairs to the left.
Photo 2 - standing in the laundry area doorway looking into kitchen, doorway with hardwood is the dining room.
Photo 3 - view from outer door/porch entrance. In front of Windows.
Photo 4 - view from garage door/ laundry area looking in to kitchen. Wall of pantries to the right. Bathroom to the left past the washer and dryer. Windows above the washer and dryer. Porch outside the windows.

    Soffits can be removed.
    Dining room photo (lower windows).

The 6’ opening off the dining room is the living room.

    Thank you.
