Stamped Concrete Flaking. Normal?

Hi everyone. We got a stamped concrete patio put in last July. We noticed about a month ago that the stain is flaking off. Is this normal? Was something done incorrectly? We were told we wouldn't have to stain/reseal for at least 2 to 3 years.

    Not good news. It’s called spalling, consequence of too much water in the concrete. Better speak to the installer right away. Hopefully they make it right

    Was the install permitted thru your municipality? If it was, the contractor likely had to carry performance bond or liability insurance.

    He'd eat the concrete before he'd allow an insurance claim, believe me. Construction insurers are human scum.

    Did the installer get back to you? We are having the same issue with our stamped concrete pool deck and I’m wondering if they will need to pull the whole thing out and redo.

    He did get back to me.  He said we were the third customers this has happened to since switching decorative sealer manufacturers.  He said they have a method to fix it and is doing so free of charge this spring.

    Did you ask him the method? I have serious doubts that that can effectively be "fixed", shy of starting over.

    I have the same problem. My GC is requesting tests from the concrete co to find out about the mix used. Definitely spalling. My GC said they can dye it. A full tear out around our pool would be risky from their perspective and could damage the pool. As each freeze / thaw cycle occurs it gets worse.

    I am having the same issue with concrete poured around the pool and patio. Did anyone figure out a fix or does the concrete need to come out? The contractor attempted to antique it to fix the color with no success.

    Our contractor ended up sanding down the top layer of the concrete and then resealed and stained it again. It hasn't flaked in the last 2 years but it doesn't look as nice as it used to. The stamped pattern doesn't look as nice and the patio is now way darker than it was before.
