Hello amazing designer.
I need help adding amazing decor to my new airbnb. It is a 2 bedroom townhouse and I really want it to be picture perfect (and in-person perfect).
Carpet? What kind of coffee table? any accent? plants? Hope someone can share ideas as always .
Thanks

This space is great! It will be a very welcoming rental. I agree with Kendrah regarding art and also pulling the sofas out. From the picture with the two sofas only, it looks like the current placement absolutely doesn't work. It appears that the arm of one sofa is behind the front edge of the one at right angles to it. Perhaps doing what was suggested (pulling them out from the walls) will give you the space to keep them at right angles to each other. The other option is to see if there is a way to put them facing each other.

Will you have a TV in this space? If so, where were you planning to put it and this will influence your sofa placement. At least one of the sofas should face the TV.

I definitely would pull sofas from walls and add a rug and lamps. The problem with live plants is you need someone to care for them and you would need very low light plants. I am not a huge fan of fake plants but I would buy some high end ones. Pretty space but i would warm it up a lot with art, lamps and baskets.

One more vote for pulling the sofas (at least the one farthest from the stairs) away from the wall and positioning them so that they aren't overlapping. I'd get a side table for the corner between the sofas and add a table lamp.

The stone is amazing but I would add artwork to break it up, large pieces on the big DR wall and the end wall opposite the door.

The island overhang demands counter stools.

The lack of a railing on the stairs seems like a safety and liability concern (speaking as someone who fell down an unsafe staircase at a vacation rental).

    Cool wall texture!

Add a few lamps to increase the cozy factor - overhead lighting flatters no one.

    Other ideas from Maria Killam:

    • Add a coffee table with a tray

    • Add a stack of magazines or coffee table books

    • Add 2-3 throw pillows and a cozy blanket

    • Add a faux potted plant (or two) in a trendy vessel

Thanks so much for all the feedback. I really like all ideas.

For the lack of railing, I will see what the insurance says.

I will definitely pull the 🛋 sofa towards the center and create a perfect angle.

I am looking into indoor/outdoor rugs for the area. Can I do a black and blue rug? Trying to add some color to the space.

TV will be on the stairs white wall (just a thought).

IMO carpet never in any kind of rental high end or not. So IMO a new floor first thing on the list and for practucal reasons LVP woulbe b great. The add area rugs , you need stools at the counter wht not blue ones for a bit of color .Sure hope those are leather soafas and a good quality cow hide not soft calf . I have whit eleather and it is in a bit grainy cowhide but has stood up for 18 yrs with hundreds of parties and 3 huge dogs (thye are not supposed to be on them but who know s when we are not home 0. I agree pull them into the room a bit in fact i eould do nice long console table behind the sofa with a couyple of lamps on it and also a floor lamp some where . You need some tables too maybe one beside the loveseat and a nice large square coffee table

It is all very beige, brown, and colorless. That is the very opposite of a charming and energizing vacation rental. Or a peaceful hotel like spa feeling. Add some color in large doses.

The grim gray overall appearance can be counteracted with a tropical theme: bright carpets and real lush green plants (think jungle growth on a Hawaiian volcano). You'll have to change out the plants every month or two due to lack of light in this basement space.

Look at a coordinating style for end tables, coffee table and the dining set.

As others are suggesting - a good rug to anchor the living area. Would add coffee table and end tables to the seating area. The rooms need artwork as well but as others have said the stone and wood already give a lot of interest. So, would suggest that you don't add items that compete with those elements. Artwork might be best if it were understated.

You have done a nice job with the space, but I would have a hard time renting a basement unit with no real windows and views. The location would have to be amazing, and the price low, for me to even consider the basement unit.
