What an adorable little place! It has so much character. Have you considered putting a corner console in between the two windows for the television? Though it does take up more space to place your furnishings at an angle, it creates a sense of flow, and ironically, can make your space feel bigger. The added bonus: More storage behind the tv in the corner! Good luck.

Could you do a floor plan to help with placement?

Buy all your furniture to scale, and think about how it could be used later. Consider small storage chests for tables, small chests of drawers in the living room, storage under the bed. Demilune tables, settees, drop-leaf tables, etc....you get the picture. Always measure before you shop, furniture looks awfully big when you get it home. Ask for apartment size furniture. Only buy what you need because your place will fill up fast.

Tv in corner between the two windows to start. Then I would do two large chairs with ottomans instead of a couch. The ottomans can be used as extra seating for guests. Pottery Barn and Pier1 both have small scale pieces that you can use. I would use a vintage dresser to put the flat screen on, that way you can use it for storage, linens, blankets, etc. instead of the current rectangle bar-height table, I would find a round bar-height table with 2 bar stools. Remove the curtains, and order up some bamboo roll up shades from Smith Noble. Replace the light Fixture over the little built in nook with the Vintage Single Sconce from Pottery Barn, or something like it. I have so many ideas, I wish I could be there. Can the piece with the microwave on top move over next to the window by the sink? I can't tell if it is over by the food prep area or not. Maybe turn the little counter and stool so it faces out the window....wouldn't that be fun to look outside while eating? Will it fit in front of the window?

Is it possible to replace the hood over the stove with a microwave oven that has the vent built in. That would resolve the Where do I put the microwave dilemma. Sometimes landlords will cover half. Your floors are fantastic!
