Is that the garage on the right? If so, it seems a waste to have a big picture window. I like the look of the house otherwise. I would stick to one door.

I like the first floor, not too sure about the 2nd.

Consider the individual window pane sizes. The three windows top left, for example, do not match the others.

One holdover from the previous plan is this.

And just like before, it's the first thing I see when looking at the elevation.

I might experiment with reducing the size of that space, possibly by dropping the roof.

So you have any idea is the question? I owned a renovation company for 20 yrs and I do know how much things cost and usually at least 35-50% more than you thought . My husband and I have fully renovated 3 homes and each one had its challenges and we were never changing the actual style of the house and still 3000K for this last one. It is rarely cheaper to do an extreme renovation which is what you are planning.

I probably said this in the old post! That is a major remodel ... tearing down and building new has got to be very close in price when all is said and done.

Tearing down and rebuilding may be close in price to finding something done. But I have yet to find it. I have been at this for years myself. I bought a house in the town I want, on the block I want, and on the lot I want. There is nothing here to buy that is already done the way I want or where I want.

It would be helpful to have the interior drawings so we can see how that functions and relates to the exterior.

This house/elevation is infinitely nicer than any I've seen in the DDs in Houzz in a very long time. Perhaps some tweaking as PPF noted, but overall very attractive. I'd probably simplify the exterior materials and eliminate the stone. No double doors, and no arches.

I agree with Diana - lovely home, and keep the finishes simple. Its character is strong enough without embellishment.

I would want to see the detail of the eave behind the curved rake. It's a bit odd for this style.

Is the same amount of attention given to the other sides of the house?

These are only the preliminary drawings to bring to contractors for estimates. We will tweak it as needed. We may remove pillars by the garage to cut costs if needed since we need to still do the driveway . (Advice from first contractor)

Again your opinion. And in her neighborhood to buy new would cost double what it would cost to renovate. And with her renovation, she'll wind up making the house worth a heck of a lot more where she lives.

Plus I've been in her house and the interior was recently redone and is gorgeous.

I'm really liking this version. Again maybe with PPF's tweaks and be alert to what RES just asked.

Agree NO double doors and no arches.

Keep windows on all sides of the house the same. Don't cut corners on the other sides. Right now the other windows look like afterthoughts.

Isn't there a good chance that there will be damage to the interior when the old roof get ripped off? One bad storm coming through when the roof is off and that recently redone interior might not survive.

Usually when this extensive level of remodeling is being done, the interior is remodeled after all the exterior changes have been made, so you have a weather tight structure.

We don’t get 3D drawings from any architects we interviewed - it’s not part of either stage of drawing. We can pay for it after the fact but they don’t think it’s worth the money.

RES- can you see from the side view what you’re asking about?

Our first contractor that we got an estimate from wants to eliminate those dog house windows and get rid of columns near garage He told me to select doors with side lights and transom. Any suggestions?

Contractor also suggested using cedar shake for the outside instead of vinyl or clapboard.

The ones not on the front of the house. Why? The front windows have muntions and none of the other ones do except the two upstairs windows on the right side elevation.

Our architect didn't do the exterior 3D color renderings, said it was a better deal for him, and the client, to outsource to someone that specializes in the 3D modeling. The cost was around $800 (just before covid). Definitely worth it.

I would remove all of those muntins because it makes your house look cluttered. You’re investing a lot in changing the architecture of this house. Let the architecture speak for itself.

The windows are new from the precious owners so I didn’t want to replace them. I do plan to remove center window grates downstairs so that it isn’t so busy. I agree it’s too much

I like the muntins. They add character so the windows don't wind up looking like dark holes.
